I rented an apartment from Andrews Management at 101 Church St, Malvern, PA in May 2011. I moved from the apartment on June 1, 2012. The apartment is a renovated firehouse turned apartment building/office space. Everything in the apartment was fully renovated from top to bottom by contractors, and the apartment was supplied with brand new appliances. Shortly after I moved in, many appliances broke and the construction began to fall apart. As I complained to the landlord, a battle ensued. They used the cheapest labor to construct the apartment; and I cannot imagine that the apartment or building is up to code. A licensed contractor could not put his name on such shoddy work.

This is a family business in which no one is held accountable for their actions. Expect lies, insults, inappropriate language, threats, and harassment as a tenant. The community and neighbors are not much help because everyone knows each other in the tiny one horse town of Malvern Borough. You will not receive any help from Andrews Management or the community. I was told from the beginning that the owners are integral to the fabric of Malvern, PA. Bottom line: rent this apartment, and you are screwed.

The most disturbing aspect of my rental is that one of the sinks separated from the wall, and a glass shower separated from the wall. The sink was only attached to the wall with caulk, and the glass shower was only attached to the wall with some form of putty. As unbelievable as the neglect was, I have pictures and video because I dont think anyone could ever believe that a landlord and contractors could be so derelict in cutting corners that they could place someones life in danger.

The glass shower began to separate from the shower as I was inside cleaning the structure. Andrews Management should be held criminally negligent for their actions. The licenses of the contractors should also be verified. I could not believe my eyes when the sink and the shower came off the walls. These instances happened within weeks of each other after I had lived there for ten months. I have a two year old niece who visits often, and I cannot imagine what could have happened if the sink or glass shower had fallen on her or anyone else.

I do not live there anymore, but the owners and the contractors need to be held legally accountable for their negligence.

I do not live there anymore. Thank God. Please keep in mind that I would not have written this report if I did not have pictures and video of the glass shower and the sink coming off the wall.

The apartment was "renovated" from top to bottom. What do you think of the quality and safety of the work?

THIS LIST OUTLINES THE PROBLEMS I HAD IN THE APARTMENT  (keep in mind, that the appliances were new)
  
1.     Apartment lacks insulation in flooring, so the noise problem is unbearable. People underneath you hear you go to the bathroom, take showers, and do other personal details.

2.     Broken air conditioner (no AC for 2 days in bakingsummer heat).

 3.     Broken bedroom window; cheap windows that come off track when you open them.

4.     Repeated issues with lack of hot water (during winter months; Andrews Management ignored pleas to fix in a timely fashion).

5.     The brand new refrigerator was not wired to make ice; this is not a major issue but is evidence of the lack of care in the workmanship.

6.     Broken dryer.

7.     Broken tub stopper; tub did not drain.

8.     Broken shower, which separated from wall.

9.     Broken sink, which separated from wall.

10.  Bad light bulbs in bathrooms. The cheap light bulbs always blew out. They were located in fixtures that only a
contractor can reach.

11.  The caulk eroded from bathtub, floor tiles, and sink in just 8 months.

12.  The washing machine leaks, so Andrews Management keeps a plastic lid under the washer. After washing you have to soak up the water in the lid with old rags; otherwise, you will spend a fortune on paper towels.

 You should also know that the dishwasher racks always come off track, and the cheap plastic cabinetry in the kitchen like the cheap paint easily marks. It is also a sloppy paint job.

IF YOU HAVE $2,000 TO THROW AWAY EACH MONTH, THEN HAVE IT.
