Description of Incident: LA COUNTRY DEPT OF PUBLIC HEALTH & BUILDING & SAFETY CODE VIOLATIONS

1) Roof: Ineffective weatherproofing.
2) Mold and Mildew everywhere.
3) Skylight in den unsafe and cracked and leaks water.
4) Electrical Hazard's - broken lights and broken water timer in front and backyard.
5) Ceiling holes in den cracked.    
6) Possums, Mice and Rats (Vermin) spotted above bedroom, on skylight, chimney and roof.  
7) Refrigerator (Never worked/unhealthy/contains Mold).
8) Electrical Hazard's - Kitchen electrical switches do not work - not G.F.C.I. (Ground Fault Circuit Indicator)  (Kitchen/Bathroom/Laundry rooms.
9) Guest bathroom window not secured - unsafe.
10) Alarm not working.
11) Front stairs unsafe - no grip tape on front steps.
12) Front railing cheaply made from plumbers pipe, broken on front stairs.
13) Each side gate unsecured - Perimeter unsafe.
14) Screens not replaced (Phil Samuels, landlords baby daddy/husband took screens and never replaced).
15) Sliding screen back-door dry-rot, torn and needs replacement.
16) Chandelier in Living room - electrical wire exposed, (Electrical Hazard - Unsafe)
17) Laundry room utility sink drains slowly.
18) Guest bathroom sink drains slowly.
19) Electric Utilities (Hot Water Heater, Washer and Dryer) not Energy Compliant.
20) Vertical Blinds in Kitchen broken/missing.
21) Medicine cabinet hinge broken from being aged.
23) Living-room has exposed electrical wiring.
24) Bedroom glass wardrobe sliding door broken (safety hazard).
25) Smoke detectors required to be 120V with a battery back up, as per Health Dept.
26) Ceiling Fan and Electrical Switch not working in main bedroom.
27) Ceiling Fan and Electrical Switch not working in den.
28) Black soot in master bathroom from previous tenants.
29) Illegal exhaust fan and light fixture in master bathroom, as per Health Dept.
30) Illegal Romex wiring under kitchen sink, as per Electrical Code.  (Must be Armored Cable or Flex)
31) Large hole under kitchen sink. (Mice droppings under kitchen sink), as per Health Dept.
32) Missing Electrical cover behind stove.
33) Unsecured dryer exhaust vent (exterior)
34) Garage door does not work properly, unsafe.
35) Front railings in disrepair.
36) Install NEW conforming locks {Civil Code Sec. 1941.3}
37) Loose bricks - front stairway.
38) Palm Trees in front and backyard require trimming and pruning. {Civil Code Sec. 1954}. {As per written requests Oct 2010/Nov2010/Dec 2010}.
39) Carbon Monoxide Detectors not installed.

My name is Tiffany and I am the landlord referred to in this false report made by Seth Willwerth (known on this site as Brother Jay).  Seth Willwerth was evicted from my property for non payment of rent over the course of 6 months.  He currently owes me me more than $11,000 in unpaid rent.   His list of habitability/LA County Housing claims is false and he has NO documentation to back it up.  On the other hand, the details of Seth Willwerth's eviction judgement and subsequent lockout can be viewed at www.mylatenanteviction.com, the documents attached to this report or by contacting the LA Superior Court or LA County Sheriff Dept, Case #11U01912.

Also, to set the record straight, Seth Willwerth moved into my house in October 2010 - not 2003, as stated in his original report and he was locked out/evicted on September 13, 2011.

In October 2010, I took a chance on renting to Mr. Willwerth, even though I knew he had a foreclosure in his background and child support payment issues.  When he began having difficulty paying rent, I allowed him to pay late and attempted to work with him so that he could make his payments.  However, it became clear that he was unable to pay rent at all and because I have a substantial mortgage, I could no longer allow him to live in the house rent free, asked him to make other living arrangements, and was willing to let him out of the lease.  He continued to tell me that rent payments were coming, but when none did and months went by, I unfortunately had no choice but to begin eviction proceedings. 

Once it became clear to Seth Willwerth that he was going to be evicted, the house he once "loved" suddenly became uninhabitable.  The false uninhabitable claims were a desperate attempt to "squat" without paying rent and to delay the eviction.  Seth Willwerth also caused intentional damage to the property and a police report has been filed.    

Besides posting a report filled with lies, it was highly inappropriate for Seth Willwerth to include my work contact information, which I never provided to him and have nothing to do with this issue.  If you are thinking of renting to, employing or doing business with Seth Willwerth, beware!
