I was interested in renting Mr. Chaney's property on El Estado. Before submitting my rental application I did a quick internet search of his name and came across this website and the multiple allegations against Mr. Chaney and his associate Dan Hall.

I was concerned and asked to review the lease agreement before sending my application fee to him. After reviewing the lease I pointed out that there was nothing in the agreement that stated the landlord had an obligation to make necessary repairs on the unit. I've been a renter for almost 10 years now and I have NEVER signed a lease that didn't include a Repair/Maintenance clause because its generally an industry standard. Additionally, my family manages properties and always includes this in their rental agreements. I asked that the clause be included before I submit my rental application as I didn't want to rent unless it was included.

Once I requested that Mr. Chaney add this clause to the rental agreement he decided to no longer rent the house to me. My husband and I feel that we dodged a bullet. A reputable landlord or property manager will always outline these matters in a rental agreement and honestly any owner/manager that doesn't is likely in the "Slumlord" category or close to it. 

I'm not saying don't rent from Tim or his associate, but  you should protect yourself by adding a maintenance clause to your rental agreement before signing.
