I applied for a home mortgage with United Pacific Mortgage and its Representative, Chris Reid. I sent in all of the necessary documents and they did a credit check. In the beginning, this process was smooth and Chris Reid was very helpful and professional. We paid $425 for an appraisal but UPC hired the appraisal company. The appraiser, who was local and knew the market very well, valued our home at $199,000. A couple of weeks later, Chris Reid called and said that their "in-house appraisal department" adjusted the appraisal to $190,000. As a result, we would have to pay points, which meant an extra $5,000 to close the loan. Here we are 4 weeks into the process and have paid $425 for the appraisal. We had 2 choices at this point: 1-begin looking for another bank or mortgage company and lose our appraisal fee or 2-proceed and pay the extra $5,000 to get the interest rate that we wanted. We chose to close the loan. After several emails and phone calls to Chris Reid asking for a copy of the "adjusted appraisal", he finally calls and says that he cannot provide that appraisal. I believe that this was very under-handed move at the last minute and they probably have done this to more people than just me. I believe that they do not have an in-house appraisal department. They hired the appraisal company!!
