 Did I get ripped off by USBANK? I think so. My husband died in february of 2013. The home we lived in was mortaged by USBank. The loan was in his name only although I was on the deed. After he died I contacted USBANK and explained he had died and asked to speak to someone about possibly changing the mortgage to my name so I could continue living there. The woman I spoke to said they didn't do things lke that and I would have to contact a broker to reapply for a new mortgage. Or I could, if my credit was good enough, speak to one of their agents about refinacing the balance. Since the payment was barely within my budget there was no way I could refinance the loan and make larger payments, another down payment and closing or even qualify for the loan. So, I moved away from my home that I had spent so long remodeling. USBANK has sent my dead husband dozens of letters and notices. I have called them, written them and even sent a copy of his death certificate to no avail. They just keep threatening a dead man with forclosure and wage garnishment( yeah right he was on SS and VA disability). I just throw the letters away now, it is too painful to read them. Today it was a registered letter. Why are these people so stupid? They refused to help me keep paying the mortgage but are willing to spend money mailing letters to a dead man demanding he pay. Give me a break.

 What I understood was that my credit was subpar and a refinance was not available and if it was, the interest rate would go up considerably. This would raise the payments way beyond my budget. As a SS recipient I had no income for the month my husband died so could no way make a payment that month. I fielded calls for 6 weeks trying to get them to understand the problem. No money til the end of the next month.And I did not know how much I would be drawing for sure. But I got no one who would say anything, but "you owe late fees". I also knew that without putting the place in my name I could not sell it, ever. I am 65 if my health goes down and I can't stay there I still lose the house and all I invested and still cannot sell it. My husband was dead less than 2 months I was in no mental shape to make serious decisions nor could I make a payment until I recived some sort of money. So I walked away and lived 5 months in a tiny roach infested apartment until my son found me decent living quarters near him at a price within my budget. Had I been able to get even one person from USBANK who offered an alternative I would not have moved away. So they refuse to stop sending him nasty letters about forclosure. It's not that I care anymore after all I have been through but it would be nice if even one person at that place knew beans about what the rest of them were doing. The house is gone and there is no turning back. But thanks for your reply. In fact I understand all too well what is going on.

You do not follow what they are doing. You will eventually lose your house if you stop the payment. The letters are served to be written documents for them in any law suite (either they sue you or you sue them). Because the loan is under your husband name, it does not guarantee that you can make a payment if the name is simply changed. Refinancing is a win-win situation for the bank and it is legal, so they want to persue the process. I do not understand why your payment would be bigger unless the amount own is bigger than it used to be? Or the interest rate is much higher?

Anyway, you will now have no case if they foreclose your house because you dismissed the communication and gave up. I am sorry to hear that but it now seems to be unevitable...
