Complaint Review: Valley Appraisals

When doing an appraisal if Mark Glade (the owner of Valley Appraisals) does like you, the lender, buyer or seller, he will do a poor job on the appraisal. He came in $50,000 under comps on a home I was selling. A second appraisal was ordered and proved his poor skills. He told me he didn't care whether the appraisal is correct or not because he still gets paid. It is his opinion of value and he said he always wins in court. Many agents do not use his company after just one appraisal. He has a large ego and likes being in control. His associates have yelled at clients, not given value for out buildings, and mislead clients to get the job. He will pull comps from an area that is not a real comparable to do the job. The Real Estate Board of Appraisors needs to receive more complaints on this company. On doing another appraisal for me, I pulled comps for him to look at. He knew who was getting divorced, why he shouldn't use one house as a comp as it was closed but sold illegally without all signatures, etc. He likes ripping people off, it is good for his ego.
