I purchased my new home in 2002 with Oakwood Acceptance. Never had any problems with them then my account was taken over by Vanderbuilt Mortgage. Our first 2 years was fine until we had a house fire. I had my own homeowners insurance. Our home had over 20,000.00 damage to it. It was fixed back to normal. 2 weeks after the fire was when we really had our first problem with Vanderbuilt.

After having them for 2 years they call and say we have to have flood insurance are they going to do foreclosure on our home. I said then come get it because we have never had flood insurance and we do not live in a flood zone. They called my spouse the next day at work and told him if he did not send a money gram for the flood insurance they would foreclose on our home at 5:00 pm. that day. I said tell them to come get this house!

Nothing would do him but to send the money so he did as they told him. Here we are living in a motel because we could not stay in our home and they do us this way. Where I come from you do not kick a dog when he is down! Here it is July 1st 11 months later and they still call everyday about some kind of bull. If they came and got this house today they would do us all a favor. My payments are supose to only 507.32 a month but with them still making us pay flood insurance they have sent my payments up to 689.82 a month now.

A mobile home is not worth it when you have to pay another 25 years on the home and the land does not come with the home. They spend more time on the phone than they do with family if they even have family. Like I told my spouse they can come take this house but I will still have MY FAMILY. I have told them for almost a year now they can come get this house and they tell me they do not want the house they only want the money because they have no where to have the home sent to since we do not own the land with the house.

We proved to them we do not live in a flood zone but yet they say by law we have to have it. I am 42 years old and do not have time for someone to keep calling me and talking nasty to me. My spouse handles all of there calls. If they want me to keep paying 507.32 a month I will but this flood insurance they want me to pay for they can kiss this ole country girls a** because I am not paying another penny.

You're probably absolutely right in not being in a flood zone. However almost $2200 a year for flood insurance is ridiculous. Get your own flood insurance (I'm sure it's much cheaper), then try to resolve this issue with Vanderbilt. They may give in to your proof when they know they are not going to be getting their $2200 a year from you.
