I was guaranteed an unlimited package(instead only one week) to the Villa Del Palmar Flamingos according to the representative by the name of Graham Minter; instead, I found later when came back to the state that it is not. It was Interval International vacation that was unlimited(a type of program that is part of the package). Meaning I can take vacation anytime but obviously you will have to pay at a discounted rate.

I thought at the time it would be unlimited anyway; since, you will be paying a discount to places that you think you will visit. My thought was the unlimited to the Villa Del Palmar Flamingo. I asked before and after I signed the contract where it actually pointed out unlimited package and buy one get one free to the unit. The buy one get one free is if you want to take a vacation that particular week while you rent out to someone at that same particular week. He show me along with his boss the page and line. The detail wasn't fully cleared, but they ensure it means the same. A fool as I was I believe them and decided to go ahead with it.

I pointed out to Resortcom(Universal Vacation Club) that notion because the fact I was preparing a timetable to vacation; since, I brought the property. Resortcom tells me I will need to pay the maintenance fee. I told them it was no problem. Thinking at the time I called I thought the maintenance fee is a yearly occurrence; instead, it is every time you use the property.

For instance, If I plan 2008 vacation in June '08 - say Villa Del Palmar Flamingo and later in December '08 to Cabo San Lucas (which I owned as well) or even sending friends to these resorts, I will have to pay maintenance fee over and over. The $ 520 maintenance fee which I paid ; on top $ 520 each occurrence use. It is ridiculous and deceptive.

I asked Resortcom where in the contract that I need to pay this each time I use. The contract only states a maintenance need to be pay in a timely manner and to be in good status before use of property. The representative(s) and even the supervisor / manager can't even explain where in the contract; instead, they tell me it is in the rule and regulation book. That's funny, this book was never disclose but only given as part of the package booklet. Right away I fought with them. I told them this is deceptive plus I insisted that there is no where in the contract that said it. Toward the end of the conversation, I asked for a full refund. The ignored that notion and told me we can't.

To add more insult, I was told at the signing if I ever consider selling my timeshare. I need to contact them first in order for them to but it back. Resortcom brushed off the idea of buying it back. They told me, we don't buy it back. It is yours. We only do transfer of title(which is $ 100 ). They told me you have to sell it on your own. Lies after lies.

I want a full refund.

well , having a timeshare is a very complicated stuff, so you need to know how timeshare business works, exist many people that they dont know anything and only buy without knowledge , i had a very bad experience years ago with a mexican resort, so i started to looking for some help , and i found this site
