needs investigation believe it maybe conspiracy know there has been fraud.

after several changes 1st barnett banking then Homeside Lending and finally Washington Mutual house and property forclosed on.

Never did they pay the taxes on lot as agreed in contract and many times after was told it would be taken care of along with refinacing and they kept deposit then changed co. to wash mutual then with the sheriff in wayne county mi. who previously fail to give me my medication when locked up over property rights now looks very dirty like conspiracy of fraud racketeering and?

they paid taxes after forclosing secreatly all the if i knew everythingt bi couldnt call it a conspiracy but i know somethings are dirty here; tony detroit michigan

Seems that Mr. Kapitan's greed has no boundries. He has been a bottom feeder on society since graduating with his law degree, specializing in going after those unfortunate to have fallen on hard times. His specialty now is home foreclosure and his family lives in comfort on the disgusting fees he is paid to displace entire families out of their homes. But it seems that Mr. Kapitan has run into some difficulties now, and the courts are starting to take a hard look at lawyers practicing Mr. Kapitans type of deception to the courts.

In Michigan, the law REQUIRES that the foreclosing party own BOTH the note AND the mortgage. But Mr. Kapitan feels that he is above the law and has routinely foreclosed on families that had very little legal understanding of their rights and the laws that attorney's like Mr. Kapitan are SUPPOSED to follow. Take a look at some of the articles in FlippingFrenzy.com (http://www.flippingfrenzy.com/2008/08/15/loan-officer-fraud/) about real estate and mortgage fraud and who shows up here? Mr. Kapitan..... surprise, surprise. Hopefully when the dust finally settles, Mr. Kapitan and the other sleazeballs that practice his kind of garbage legal pratices will receive sanctions or worse. But it will never be equal to the heartache and stress he and others have perpetrated on those families that ended up in hard times. May I suggest that we all continue to monitor Mr. Kapitan's actions, and take advantange of every opportunity to cause him difficulty in his personal and professional life. I just bet his mother would be so proud of him.

Mr. Kapitan (P61901) (jkapitan@trottlaw.com) (248-642-2515) is an excellent example of the young and arrogant help hired by this firm. He lacks the ability to think creatively, and therefore has caused more than a few messes for his firm. When using any legal approaches other than very basic techniques, he has often generated an entire new list of legal problems for his clients to try to resolve, sometimes costing them large fees or lost revenue when they must settle.

I have been outside a courtroom more than once and overheard some of his fellow collegues laughing at him behind his back for being "such a legal weeny". One very effective approach to tripping him up is to surprise him in the courtroom with new material that the judge will ask him to explain. His ability to think quickly on his feet is very entertaining to watch, and often he is not aware of contradicting documents signed and submitted by his own client. One sometimes must wonder if he isn't a bigger liabilty than an asset to his employer.

But the good news for a mortgage holder having difficulties is that if it is Mr. Kapitan who shows up in your case, the odds just got stacked in your favor! Play him for all it is worth, sit back and watch his fumbles create new legal paths of opportunity for you. We can only hope that Trott & Trott will continue to use the same hiring criteria they used when he walked through their door looking for a job.

Trott & Trott Law Firm is Just a Foreclosure Mill

You must have never had any direct experience with Trott & Trott regarding house foreclosure. They are a foreclosure mill that uses the system to routinely roll over people in trouble. They have no interest in working out a settlement or resolving a problem. Most of the attorneys there are not very long out of law school and don't have much imagination for doing thoughtful lawyer work. They just follow the script for each case.... If A, then submit forms B,C, & D. What is entertaining is that sometimes when they try to think creatively, because of their lack of experience they will inadvertantly create a huge mess for their client. And the longer they stay involved with trying to clean it up, the worse they make it. I know this first hand as they have unwittingly been my best weapon more than once to be used against their client. Poetic justice!

Most likely your mortgage was assigned to different lenders. Something you have no control over. Or possibly that they merged with another company. I would just like to say that sometimes we all fall short of the one thing that takes us from day to day....Money, dinero, however you would like to put it. What happens when we do not pay our bills we lose things like our houses and cars and furniture and yes we get angry only who do we get angry at?? The people who take away our houses and cars. The people who gave us the very credit we used to purchase what we thought was our homes, and cars, but all along we never owned them. We just thought we owned them. Why is it that this man is angry with the Forclosure company and his previous lender. If he could prove fraudulence then the forclosure sale would have been adjourned for further investigation. Advice to those of you who are facing losing your home. Talk with your lender prior to it going to forclosure if you are late and you know it they will work with you. They lose thousands and I mean usually in the 20,000s when homes go into forclosure so no they are not preying on your home that sits in the middle of Detroit. They don't want a home that is in a neighborhood that has a low resale value. Majority of the homes in forclosure in the state of Michigan are in DETROIT. Thus making everyone else's percentage rates rise and making the neighborhoods of Detroit even worse. Lose the attitude, admit you were the reason that you lost your house. Pick up Move on because everyone else has a hardships you are not the only one and yes everyone who goes through forclosure gets pissed off at the wrong people. Look at who you are accusing they may be the very people who will be able to help you next time you get a mortgage.
