SELLERS BEWARE!!! Do not do any business with We Buy Houses SBC, SND Freedom LLC, or Diane Jaquet.
 A quick Google search will help you discover Diane Jaquet is a failed life coach and travel coach. She is the type of person who promotes her poorly produced YouTube channel during negotiations for a property. This person is not well versed in real estate and will not do a good job attempting to sell your property. Which should be fine, because she claims she will purchase it if she doesn't find another buyer. But that is false. She does not have the funds. Ask for proof of these funds and take anything she gives you or wishes for you to sign to a real estate attorney to look over before moving forward with her. Don't have the money and time for that? Well, you will pay greatly later then, when she asks for $2500 to break the contract you sign with her. Or else there will be a lien on your property that will prevent you from selling to anyone else. She will not mention this to you upfront, but later when you realize she is an amateur and you have made a HUGE mistake.
She is the type of business person who believes in guru business models and get rich schemes that appeal to someone who does not have the integrity or knowledge to do right by any seller.
 Fortunately, there are legit wholesalers out there if you wish to sell your house. I sold my house to one after dealing with the nightmare known as Diane, and I was very happy with the result.
 Here are a few red flags that I ignored with Diane that you need to keep in mind when choosing a wholesaler: 
1. She wanted me to pay half the closing costs. An actual wholesaler paid them all.
 2. No proof that she actually had the funds to purchase our house.
 3. No broker license or realtor license associated with her or her company.
 4. She mentioned several times business partners but never gave us any of these people’s names or contact information so we could also research them ourselves.
 5. Also, her "business” did not have much of a web presence or reputation. I eventually sold with someone who had a known reputation, actual reviews that could be found online on consumer sites and on the Better Business Bureau site with an A rating.

 Since your wording is vague and very stiff, as if carefully scripted, can you both elaborate? You're claiming Diane bought YOUR houses or real estate for you and paid IN CASH for them? Or performed some other real estate transaction successfully that you were directly involved in? If not, why post here? It's a review service for costumers to share experiences with SND Freedom, not people shilling for the company's owner. If you've actually done successful business with this company please stop being vague and scripted. Tell us exactly what your business with Diane was and how it all unfolded.

 For over ten years, I have had the pleasure of knowing and working with Diane Jaquet. When I first met her, she had already been owning and managing real estate. During this time, Diane has shown nothing but the utmost in professionalism and integrity. She has an empathic soul and truly cares about the people she works with. I would highly recommend her to anyone.

I've had the opportunity to work directly with Diane Jaquet of SND Freedom LLC. I was very pleased with her level of integrity and her knowledge in real estate. She and her partners followed through on what they said they would do.If you are considering to sell your house to a real estate investor, I would highly recommend you speak with Diane. Her company can buy a property all cash or with terms - depending on what you need.

  UPDATE. I see a response has been added to my review. I would advise any sellers to not "take my word for it," or Diane’s word for it, if they are considering doing business with this company. You can easily copy and paste my review, and Diane’s response, on a forum where people have knowledge of real estate deals and can give excellent advise to sellers. Sites and forums like Bigger Pockets and r/Realestate (a very helpful great real estate forum on Reddit) should be consulted if you're looking for free advice beyond this review. (for example, you might wanna ask them what kind of real estate professional promotes their YouTube

channel while trying to buy your property. I definitely enjoyed the responses I got when I asked.) Based off discussions I myself have had on these sites, I am confident they will steer you in the right direction. They helped me know what I needed to know to become a smarter seller and pick a professional wholesaler. And if you need further assistance with coming to an unbiased decision, I am happy to join in on any discussions, and provide additional information (such as screenshots of texts and emails exchanged with Diane, further details about our experiences with her, and a link to her Youtube page.) Dear Seller H.,    It sounds as if you were feeling angry and frustrated with our company when you wrote this review. We take our customers' reviews seriously. In order to prove that we are open to feedback and willing to make improvements in our organization, we would be happy to sit down with you over a coffee or lunch at our own expense, and take the time to address your complaints.    Seller H., you have made numerous statements about our company, SND Freedom, and about a specific individual within our company.

We believe that the law allows for a person to share her/his opinion. However, publishing false statements could constitute defamation.   We are addressing some of your statements below :   "This person is not well versed in real estate".    >>> We believe this is a personal opinion. We pride ourselves on having a wealth of education, knowledge, and personal experience in the real estate industry. We work closely with business partners with high levels of integrity who have been buying properties for over 15 years. Our intentions are to help people with their real estate challenges to the best our ability. Our motto is "Be a Force for Good".   "does not have the funds".    >>> We believe this statement is false. We have the funds for purchasing properties, and can provide proof.

Just ask. Please don't make assumptions.   "Ask for proof of these funds".    >>> We agree, ask us for our proof of funds which we can absolutely provide.   "and take anything she gives you or wishes for you to sign to a real estate attorney to look over before moving forward " :    >>> We wholeheartedly agree. We do not force anybody to sign anything without first having it reviewed by their attorney. It is clearly written in our contract that you are advised to do so. Because our contract was drawn up by real estate attorneys, we are confident other attorneys will confirm it follows the local laws and regulations.    "when she asks for $2500 to break the contract you sign with her."    >>> We believe this statement is false. If, during our due diligence of a property, we decide not to buy that property, we will tell the sellers and will never ask for any money from the seller if we made the decision not buy.

We personally believe that it would be dishonest to do such a thing.     >>> We believe that we know the identity of Seller H. It is important to clarify that Seller H wanted to break the contract they signed with us in order to sell to a different buyer while still under contract with SND Freedom LLC. In this particular case, Seller H. decided to pay $2,500 to us, rather than honor the contract they signed.    "She is the type of business person who believes in guru business models and get rich schemes that appeal to someone who does not have the integrity or knowledge to do right by any seller."    >>> We believe this is a personal opinion. In a standard real estate transaction in the state of California, sellers and buyers have their own sets of closing costs. That being said, those are negotiable. One simply needs to ask us if we would help them pay for their own closing costs. In most cases, we are willing to do that. In some cases we won't.   "3. No broker license or realtor license associated with her or her company."    >>> This is true, we are not real estate agents or brokers and never ever claimed to be. We buy houses. As we understand it, the law does not require any licensing for an individual or a company or a non-profit to be able to buy a property.   "4. She mentioned several times business partners but never gave us any of these people's names or contact information"    >>> We believe this statement is false. We always share this information in writing when a person has entered into a written agreement with our company.    >>>

In the case of Seller H., the name, address, email address and telephone number of our business partners where provided in writing the day we met and mutually agreed to sign an agreement. This information is on the document Seller H signed and notarized. They changed their name and are now calling themselves We are a local House Buyer on their webpage because people were onto their shady practices.
