I did a deal with her because she served on the board of Georgia Real Estate Investors Association, had 22 years of experience, had many positive references, and she is a minister. She offered to be a project manager to the homes I bought from her before I even signed the purchase agreement. I asked for a contractor contract from her and she never gave that to me. She said that I should give her the money as soon as possible because the man next door was doing his rehab and if I send the money now it would save money in the future because we could use his dumpster. I put the money into her bank account. Later she said the contractors told her that the money that I gave was not enough for them to buy the material and that I should give more money which totalled $8000. During this time I asked for contract, reciept, pictures or videos. I never got any of these things from her. She told me that she had to attend a funeral and son was in a car accident. I asked who was watching over the work while she was away she said she had everything under control. I told her that I had friends that could look over it she said no that was not necessary. Two months later she asked for more money. I asked again for contract, reciepts, pictures or video. Again I did not get this. Instead she sent me an email with a breakdown of what was done and how much it costs plus she asked for more money. She sent this right before she took her mission trip to Jamaica. I asked my friend to go and drive by to let me know what was going on. He went over and did more than this. He took pictures and video. Her response at first was that I was overreacting and that she was going to finish the work. We went back and forth via email because she claims that her phone did not work well in Jamaica. When she came back to Georgia she changed her tune especially when she saw that I was not giving up. I called her when she arrived and she did not return my phone call. I sent her an email she said she never got it. I called her from another number and she answered the phone surprised it was me. She said that she could not pay me the full amount but would try to pay me little by little. The first payment was supposed to be in two weeks which was May. It is now July and I have not recieved any money. The last email I sent was in June where I was asking for my money and she has not responded. I see her on facebook spending money here and there and she is even preaching to people how they should better spend their money, yet I still do not have any of the money that she owes me.

I helped this young lady with her first investment in Atlanta. She paid for work to be done by contractors on a rehab, I got the work started and then I went to Jamaica for MINISTRY work and informed her I was away, The contractors told me work was complete and it was not. Before I got back I received an email requesting a full refund. I explained that the contractors were willing to complete the work and since I was back in town I would make sure the work was cmpleted. Lelith decided instead to use another team which charged much more than the funds she offered the team I was using at the time. The contractors refused to refund monies because they had paid for materials and realized after they got started the work was more than they expected. I asked Lelith to let them complete the work or get a portion of the funds back but not all Because I referred the team, I was willig to make this right because I have used these contractors in the past with no issues. She intead chose to try to bully me on Social Media and try to tarnish my business. She has posted very derogatory posts about me and now this scam report. I will not let my 22 years of hard work become a source of her harrassment. Because she works in the legal field she thinks it gives her the right to treat people like myself who tried to help her in this manner. I will not be bullied or harrassed. It will not help her get anymore out of me. I am happy to say she ended up with 2 amazing properties in Georgia. Need I say she flew from New York to Atlanta to meet me and asked me to help her. I did not seek her out because I have a lot of very satisfied clients. Granted things do not always go as we expected but trying to ruin my business and reputation will not change the hundreds and thousands of people I have been very helpful in makig sure got their Real estate needs met. The sad thing is anyone can put anything on the internet with a spin and make it seem like they were ripped off. I have been harrassed and to me as two women this could have been handled a lot better by Lelith I would be very careful of anyone choosig to do busines with someone who thinks they can get away with this type of hype. I could have made a lot more money on the properties she purchased from me and then rehabbed but because it was her first deal in Atlanta I tried my best to make it easier for her. My mistake was working with contractrs while I was not in town to oversee the project and for that I agreed to pay as I could what was fair because some work was done. I appreciate everyone who has known me and worked with me. I have a lot more success stories than mistakes. This was a huge mistake and I will never try to over help anyone especially a novice. It was my intention she got a good deal and she did..Even the bank I got this property from gave me rave reveiws for the way I helped them protect the property until it was purchased. Thanks for the opportunity of hearing my side of the matter. My intention is not to bash anyone including Lelith Walker and her company Property Phase LLC. as I have been here but to make sure other investors understand that the internet is a place anyone can say anything but you can also share your side. I hope Lelith remembers that she got 2 great properties in an area of Clayton that is on the upswing. I did more to help her than she knows right now. The word thief means I took her money and she got nothingin return absolutely not true.
