Complaint Review: West Coast Cash Buyers/Stuart Fox

 I recently completed the Real Estate Acquisitionist training course offered by West Coast Cash Buyers, owned by broker, Stuart Fox.   I started on July 9th, 2017, and forwarded my last lead to WCCB the week ending July 29th, 2017.  I worked a total of 75 hours, completing training and generating leads for the organization (this included 4 hours of mandatory time calling on leads on the Mojo dialer cold calling).  During that time span, I submitted a total of 24 "appointments" (qualified real estate leads), 3 of which had offers. I have not received any compensation at all from the company and I was told “You will not be receiving a check for anything, Good luck on your next venture,” text from Madison on 7/30/17. After this complaint was sent to Stuart Fox via email at Stuart Fox stuart@westcoastcb.com, he responded on 8/1/17 that he would look into it, but has not, as of 8/15/17 offered any compensation to me or any of the other employees listed above (other than Lyndsay S).

Out of 5 employees that I contacted, all 5 of them responded that they have had similar experiences and have NOT been paid, and they were all included in the request for fair compensation for work performed.   

I have documentation (including email messages, texts and online screen shots of training) to back up all of my claims, including an email by the trainer, Madison Taylor that says “This has a minimum of 3 appointments per week.  If you fall short but if we see you are putting in the hard work, YOU WILL STILL GET THE BASE.”

This letter details our shared experiences with FFCR, LLC, but, perhaps more importantly, they will outline some of the misleading information on the behalf of the training team, Madison and Kyle.  A brief overview of some of the incidents includes:

  1. Misrepresentation of the base pay structure of West Coast Cash Buyers (WCCB) to its Real Estate Acquisitionist trainees.
  2. Misrepresentation of what constitutes a “appointments” both during online training, in verbal conversations and on the ASONA board, (that CLEARLY says “Appointments” and we have screen shots).
  3. Misclassification of an employee vs. independent contractor according to federal mandates-for example, making it mandatory to work a specific number of hours (4) and days per week (3) on the Mojo Dialer. According to federal regulations, “The independent contractor is responsible to the employer for the end ‘product’ but determines his/her own work methods.”  This was a total waste of time, according to each employee named here, hours of calls to wrong numbers and hang ups on the dialer.  Not one valid, paid lead resulted in hours of mandatory cold calling.
  4. Carelessness in training tactics that caused trainees to work multiple hours on leads in geographic areas (and from specific lead sources) that were later deemed not acceptable, and NOT the best use of the trainee’s time, (according to Kyle).

These issues are detailed with dates and more information, and backed up with documentation, in the letters 

The employees listed below, feel we are owed the following amount of compensation.

Sherry C. worked approximately 75 hours,  2.5 weeks work, completed training, submitted 24 appointments and got 3 offers and 1 alleged sale

Lisa R.-, Lisa says she completed the training and worked 30 hours per week (many of which she spent learning about the real estate auction process).  She submitted 21 leads to WCCB (including leads on auction properties she was asked to work, then later, was told that WCCB did NOT want auction leads). 

Alex E.-says that she worked a total of 50 hours, (including 20 hours mandatory hours on the Mojo dialer).  Alex submitted 10 leads, received an email from Madison saying, “You will get paid $400 for completing the course.”  Alex says that she completed the course on July 18th.  Alex  feels adamite that she was told both in writing, and verbally that the training was paid.

Lindsay S.-had a contract as an approved appointment setter, worked a total of 75 hours, was confirmed for 3 qualified leads during training and never received the bonus of $100 nor did she receive payment for each qualified lead she got.  Lyndsay also didn’t get paid for the week of July 28th through August 4th.UPDATE, on 8/15/17, Lyndsay was compensated and agreed not to bring a law suit against the company, but her opinion, she was ONLY paid so the company could avoid being sued.  She was initially offered partial payment in exchange for her agreement to not sue, but then in the end, the company did in fact, give her full payment.  Lyndsay agreed to be part of the complaint because she agrees that she was only paid because of our collective demands to pursue legal action.        

Sergio E.-hired the first week of May, completed training, worked 30 hours, submitted several leads, one of which he was told by WCCB was a sold property that closed.  Sergio was NEVER compensated.  

Kreem Z.- he asked me to include his request for payment for 2.5 weeks of work.  He says that he completed training, generated 2 qualified leads and says he was mandated to worked on the Mojo dialer for 12 hours.
