There is a reason they are constantly promoting a free month - this is not a good property and this is terrible management. Do not be enticed by the promotion.

They honor their contract to the tow company more than ther contract with new residents. They failed to provide parking permits to new residents and when the residents were towed from in front of their unit during the middle of the night, they said were contracted with CommTow. They never provided permits and there was no mention of parking permits in the lease.

After speaking with neighbors, come to find out this is a regular occurence. So many of their residents have been towed. It's clear that their contract to the tow company is more important than their duties to their residents.

The apartment was clearly not checked before move-in. The apartment smelled like cat urine and it was so pungent we had to have the carpets replaced. Our apartment was sitting unrented for months prior to our move-in... no one thought to check it. We moved our belongings in there and then had to move everything less than a week after move in because the carpet needed to be replaced. It was foul.

On our move-in day, the apartment was flooded because no one thought to check it and turned the air conditioning on. We walked into water sitting in our bathroom and laundry room floor.

There was food with a bite taken out of it in our kitchen cabinets. The cabinets are cracked at the frame in multiple locations. No one cares. The closet doors all needed to be replaced. There were paint splatters on the windows. No one checked or did their due diligence. Once they have your money, they don't care. They want you to move out so they can get someone else in and continue the cycle.

There were ants all around the windows and on the floor. When this was brought to managments attention, they were dismissive and told us "it is ant season." Outdoor seasons shouldn't affect the inside of an apartment when it comes to pests... I understand this is Florida and somethings are inevitable. However, this was an infestation and had to be resolved on our own dime because we didn't want to live with bugs around us.

Underneath the bathroom sink was leaking. Management was informed of the leak - on more than one occasion. Nothing was done about the leak. It wasn't until it was an emergency maintenance situation and water was pouring out from the pipe below the sink and reuining all of the first aide, make up, and other toiletries under the sink.

Our sink routinely fills up with sewage and laundry water from the apartment above us. We told maintenance about it and they said something would be done.... it's been months.

Our toilet does not properly flush and they have been ignoring this issue. My fiance was informed it wasn't "broken enough" to be fixed!! Foul!!! Not how new residents deserve to be treated.

The google reviews are FAKE. The number one google review IS by the property manager herself. Christie Ruiz is the Property Manager and she is not only writing good reviews about her own property, but she is replying as the property to make it look like she is a resident. PLEASE DO NOT FALL FOR THIS.

They don't care about keeping residents or building a  community. They are a turn and burn community.

Instead of providing solutions for their residents and managing the property, it has been a marathon of rude interactions from the people in the office and them telling us we can break our lease and avoid the fee. But the kicker? Apparently, you have to pay back that "free" promotional month they lured you on to the property in the first place. They are just using this place as a revolving door and since no one is checking the property or taking the proper steps upon move in, the residents who fall for it end up losing money in so many different ways.

This is a classic situation of "if it's too good to be true.... it is." Save yourself the stress and do not live here. Do not fall for the gimmicks and do not trust what this management tells you on the tour. The tour was allllll good news and we were so excited to live here. It was false advertising.

Yes, the location is good .... but it is not worth the hidden expenses and hostility you will feel. Two months in and we are already searching for a new place to live - on the reccomendation from the front office!! It is frustrating  because moving is stressful, expensive, and exhuasting .... however, we need to live at a place we can unwind after a long day of work and if we are going to move in a year we might as well rip the bandaide off and save ourselves the stress of dealing with this month after month.
