My experience with these agents, especially Scott, is that they are dishonest when they are selling a property, thus, if I had ever seen them as list agents in the future, I would run, not walk away. They have lied to us and our agent on a house in Mass. Their listing made you believe this home was ready to go. The seller even desired an early close. No septic in, but he desired an early close? Laughable. Allowing the last owners to use the two car garage as storage so we could not walk into it with even ONE foot during the first inspection, again laughable. But these are great listing agents? They thought this was OK?

The listing maintained it had a new ROOF, NEW S/S APPLIANCES, NEW SEPTIC with title V compliance. We put an offer in, based on that listing. What I learned was right before the home inspection, Scott decides to call our agent less than 24 hours before, to convey to her that his seller has no running water because the plumbing was not in. Well, after doing my own due diligence on that property, the building inspector informed me that the owner only MET with the town plumbing inspector, but had not actually pulled a permit. YET we were paying for an inspection, which should have been checking THE water.

The owner picked up the bill for the second inspection, because we couldn’t check water, yet during the second inspection the septic was still not in. Mind you, the offer was signed in September. It’s now Nov, no septic yet, just got approved. The town had additionally told me that the owner was doing things wrong in regards to the septic plans, and they had to send them back twice. Yet Scott has this knack it seems in my opinion, for lying for his seller, stating the town was “so slow and they don't understand the meaning of urgency. â€Â Quite the contrary.

The town knew the owner very well, but said he thought he could just do what he had done for other towns, and it be acceptable, and this particular town does things differently. I know real estate agents are supposed to protect the individual they are representing, but Scott lied in the listing, that house was nowhere near ready, appliances, especially the stove were DIRTY n/m new as stated, and it was disgusting. They stated ONLY after offering 200 for a listing error that the appliances were still in working order and that they would replace two appliances, but that is NOT how they wrote the listing up.

Old electrical that was a fire hazard. But yet, he had just recently pulled an electrical permit (the owner) for the outside of the home, only –which I have copies of. But according to these agents, this house was MOVE IN condition. It had no septic, clearly not move in. Electrical wasn’t pulled until 10/11. Offer again signed the third week of September. MY last straw with them, was that somehow they got a hold of our email addresses YESTERDAY and where asking why the town called me with regards to when the septic was approved. I don’t know. Maybe because on my free time off work, I ran down to the town myself and spoke to many there? Something all these agents should have done, but seemingly didn’t or they would have known and received the same things I did from the town. In my opinion, these realtors are unethical with too much deceit. Literally think I lost money in this all. Would have never signed offer

 Our appraisal on the last home fell short 20 plus thousand which obviously the seller couldn’t eat up, nor could we, but good try with the lies as per usual Scott. The fact you brought that up demonstrates that you’re quite vindictive when you don’t like being called out on actual lies. I have proof so my report is factual on all fronts. That you create even more above. Wow. You’ve sunk to a new low. The listing stated new septic and new appliances. I’ll upload the listing on here so that individuals see how much you do lie.

Town of Uxbridge didn’t give your seller Nevin a title 5 compliance as your listing also stated. That’s when we put in the offer. ONLY after looking at the listing with a new septic, title 5, new s/s appliances. The town only met with your seller for plumbing and they logged the meeting with the plumber. He did not issue a permit which you still don’t have. Michelle told us the town as of yesterday said they had checked nothing for final inspection. You have no certificate of occupancy. If you do, please feel free today to upload it. Last correspondence they had was what we knew that they had.

They never gave him a permit. So when you lied and said water wouldn’t be working for the first inspection, the town said you never had an inspection there to do plumbing. Yet you placed a property on the market with no plumbing, no septic, etc. Truth obviously hurts. Any one that saw the buyers in the email would take them out. But you seemingly were so confused because you weren’t doing your job correctly in my opinion and checking up on your seller that you had no clue. But yes people need to see the listing we did put out the offer on. No mention of septic plans.

Additionally your seller was trying to work off an old permit from the old owner and that had to be redone. If people do their homework they’d see you were lying for your seller from the get go. If you would like to continue with the lies, I would be happy to have our personal attorney not the banks speak with you.

So Sorry you feel this way Briana as we by no means wanted this to be as conflicking as you claim the experiance to be. When you veiwed the property at the open house it was made clear that septic designs had been submitted and a new septic system was going in. In regards to the appliances , the fridge and microwave were new the stove and diswasher are approx a year old. Sorry for the confusion but remember the seller did agree to install a new stove and dishwasher for you even though those appliances were about a year old.

I have no control over the water issue as I immeditally let your agent know as soon as I was told. We did ask to push out the inspection but you and your husband decided to move forward regardless. The email in refernce as the last straw I feel we need to clarify for all the folks out there.

The attorneys had an email chain going with your agent and us about the completion of the new septic. As you mentioned my responce was we had not gotten a responce from the town and yes there seemed to be lack of urgency. Your Attorney had you included in the email chain. I'm sure it was an oversite but still had nothing to with me. Your Husband is the one who wrote to me saying the town had called him to my surprise as we were awaiting a responce..?

We do work extremly hard for our clients and your reveiw is far from factual. This is an Emotional Business and we do understand that people deal with their emotions in difrent ways! I understand that you put another seller through this same ordeal on your last property you had under contract which explains alot.
