A business franchise dispute forced me into Bankruptcy. My home and loan with World Savings were listed in the BK, but there was never any late payments, threat of foreclosure.

All payments were made throughout the lengthy BK proceeding. I asked to have a supplement added to my credit report indicating the loan is in current status and always paid as agreed.

One department of World says the loan was discharged in Bankruptcy and doesn't exist.

Another department of World says they have no obligation to report any of my payment history on this loan because it was included in bankruptcy.

While all or part of this may be true, the reality is this; I process loan applications as a mortgage broker and often see credit reports of clients who have had to file a bankruptcy. In nearly every case their mortgage company has provided up to date payment information to the three major credit reporting bureaus.

To ignore my request as they have done is to hold me hostage to their mortgage company. Without a fair and accurate report of my payment history with them, I can not refiance my own loan!

I want to share thiis consumer ill-will attitude demonstrated by World SDavings and World Savings and Loans. I would encourage anyone contemplating a home loan to be certain their finacial consultants, Realtors or mortgage brokers, stay away form World Savings and Loan.

A mortgage consumer is entitled to have their good (or bad) payment reported to the credit bureaus.

It is a violation of the Fair Credit Reporting Act to not provide that information.

It is a common tactic of predatory lenders, so you can't refinance your bad loan with them for more favorable terms with another institution, because you don't have any record of timely payments on your credit report.

File a complaint with the Office of Thrift Supervision. This bank is in violation of federal law if they are withholding your credit information.

Do an internet search under "predatory lending" or "truth in lending", and you will discover the applicable laws.

This bank has been flying under the radar long enough. They get away with it because they have mandatory arbitration clauses buried in their paperwork, and they are a portfolio lender so they don't have to follow FHA guidelines for sales on the secondary market.

World Savings Bank is a predatory lender.
