Sell time shares based on a pre-sale prices for the new development and resort renovation. They like to mention how valuable the resort time shares will be in a few years once new buildings and reno completed. They also tell you how you can purchase 1 week but will receive 5 additional weeks. They also push the deal that since they have such a great beach location, you can trade up at other resorts and actually recommend not coming back to the Xanadu resort.

Once the agreement is completed and if you sign, go through the fine details, the agreement makes no mention of pre-sale pricing and what will be constructed as required under the Bahamas Time Share legislation. They also don't tell you about a "processing Fee of $1000 they keep if you cancel - as you are given 7 days to review and make the decision. They also don't tell you that in order to get additional weeks, RCI will let you know how many points you will get - as Xanadu doesn't provide this information. The additional weeks are also opnly available if you book a vacation within 45 days of travelling..... I asked RCI if it was possible to go somewhere nice within this time and they said it is doubtfull and you are at the mercy of cancellations becoming available!

So Stay away, we made the mistake of signing the agreement thinking we could cancel within 7 days with full refund of our deposit - don't make the same mistake. They are not good at returning calls and it took us 3 days plus 3 different fax numbers to send our cancellation letter to them.
