Sri/Madam,

I’m making this complaint against Cabins of Gatlinburg for not providing me with the information that rightfully needs to be sent to me.

My wife and I own a cabin (Smoky Mountain Serenity) in Sevierville, TN which was managed by Cabins of Gatlinburg since the time we purchased the cabin in May 2012.  We have had a few issues…I never used to receive quick responses from them for questions I had and also, in some cases there was major errors in the funds that needed to be sent to us.  So, we finally decided last year to switch Management companies.  Fortunately, our contract with Cabins of Gatlinburg had ended by May 2014. 

In September 2014, we mentioned to Shawn Fard & Mary Boles that we decided switching Management companies and to hand over the cabin’s management to Smokymountains.com.  Shawn called right the next day and agreed to switch in two months (by Nov. 1, 2014).  I was initially ok…but then, I found them trying to rent it to people for “free” in October 2014 when I looked into the owner’s portal.   This looked ‘fishy’ to me and when I asked about it, I was told that they were honoring a past owner’s commitment to the renter…ridiculous when I have owned the cabin for over two years.  They have always not been honest and straightforward with the funds. 

The moment I questioned it, they revoked my access to the owner’s portal while they were still managing my cabin.  This act of them started making my wife and I even more suspicious and I wanted them to hand over the cabin even earlier (by Oct. 1st, 2014).  They finally agreed.  But, they have not yet sent me the statements for August & September 2014.  So, I really do not have any idea as to what the gross rents were for those months.  I can’t believe they’d be such crooks.  Since then (September 2014), I have tried emailing them and texting Shawn a number of times…but no response!

I have even sent them all the email correspondence by certified mail.  Looks like they are refusing to accept it.  I have all the supporting information available and can send them to you for your review (if required).

PLEASE HELP ME IN RESOLVING THIS ISSUE.  I need the statements for August & September 2014 and the 1099 to file my taxes.  I know they have cheated me on quite a few occasions…but, what do you do.  I was puzzled to see such a company be rated ‘A+’ by BBB on their website…interesting.  But, BBB's website rates the company at a B+ now (how interesting?).  I wonder if this is the same way they behave with other owners?!

Moreover, Cabins of Gatlinburg still has my cabin (Smoky Mountain Serenity) listed on their website while they have not been the managers of that cabin since Oct. 1, 2014.

PS. Wondering if they have a physical office location since the when I first sent the certified mail to the address located on your website, it came back to me (saying undeliverable)…what a fraudulent business??
