Beware of dealings with Frazier's Realty. He posts multiple ads on CraigsList for many $900 apartments in Brooklyn and Queens claiming that it's "the deal of the century and it will not last folks!". 

The first thing to note is that he does NOT actually show you the apartments. He merely gives you the addresses to visit yourself and has you call him to check in about it. The apartments may be a good size for the prices, but quality is sacrificed. I was sent to places with giant roach and mouse traps scattered about, floors in desperate need of repair, and incredibly rude supers.

One super actually denied me access to an apartment Frazier had scheduled me to see, saying the Frazier should not have sent me there at that time. I tried calling him to clear the confusion, but Frazier was nowhere to be found so I had to leave.

I finally settled on an apartment that was supposed to be "renovated" and ready by the beginning of March. It looked like trash, but the super promised that it would look like "a brand new apartment" verbatim and said I was only looking at how much space was there, not the dingy carpet that would be pulled up, the peeling walls, or the unleveled flooring. I trusted him and met with Frazier at his HOME (because this is where he does his business out of) and handed over a $900 money order for a deposit, and $900 cash for his brokers fee. I asked if the fee could be paid by money order as well, but he insisted that he wanted his own fee in cash.

He set up a temporary lease contract to supposedly lock in the price of the apartment and take it off the market, and told me I would be contacted when the apartment was ready, and pretty much he must have thought his job was done there.

I had to contact him for any updates on the status and his answer was always the same: Pinnacle Management will contact YOU. He had never even given me a form or copy of the temporary contract stating that I even HAD the apartment, so I hoped it wasn't a scam all through the month of February. When it was finally a week into March I told him that if the place was not ready I would rather look into something else. Magically it was finalized and he said I could pick up the keys. But when I saw the place I was severely disappointed.

The paint job was shoddy, the wood floors under the carpeting that had been pulled up were severely damaged, there were cracks all along where the floor met the walls and the floor STILL REMAINED UNLEVELED in the bedroom. It was a terrible job and should not have been called a "RENOVATION" at all, but merely a "touch up".

I contacted Frazier letting him know that I was unsatisfied(I was sure that rodents and bugs would be able to take over the place in no time because of all the cracks and lack of moulding) and he said he would contact Pinnacle to prepare a refund for my security deposit, but he REFUSED to refund my broker's fee, although previously he had only told me that the initial application and credit check fee was non-refundable. I asked him to show me documentation of his "company's" policies but he said he did not have an actual refund policy, but that I'd signed a Frazier's Realty form detailing what his "job" entailed.

I asked to see a copy of said form and his reponse was "You'll get it when I find it," and of course I have not heard back from him again (although I did send emails and call back inquiring into it) because I was never given any such form. The only form he ever sent me was the Pinnacle apartment application form. I asked him how Frazier's Realty planned to take responsibility for the fact that I was an unsatisfied customer who never signed any contract stating I would not be refunded my money if I was unsatisfied with the final product. He said he would not give me back a dime (I even offered to compromise and accept $450 back because he did get me into the apartment despite the fact I didn't like it) and told me to take him to court, but stressed the fact that I would lose and that he could always get a notary to vouch for my signature.

I never raised my voice once when I asked for a refund and remained very professional, but he continued to make unprofessional comments, speak loudly to me, accuse me of being "confrontational" and hung the phone up on me when I once again asked for the copy of the form he claims I signed. The whole experience was so unprofessional and shady that I'm not even sure how to find out if he does have a brokers license, and a professional office that is not at his home (which is what he claimed).

Beware when dealing with Frazier's Realty; it's not worth it. Stick with someone who will actually show you the apartments themselves, not sit in his armchair at home making phone calls and expecting to get paid for it, and who actually know what those apartments look like, because I am fully convinced that Frazier had never visited ANY of them.

Do NOT trust an apartment to be "renovated" because if you don't like the final product, you are NOT getting your money back; please take the place at face value. Keith Frazier is one of those ruthless New York City brokers people warn you about; he cares nothing about customer satisfaction and the moment money exchanges hands he feels he has done his job and is no longer obligated to communicate with you. There are a ton of others who will give you a much more pleasant experience.
