IN December 2005 my sister and I took a tour of a timeshare in Orlando. We thought it was a good deal at the time with 2 of us splitting the bill. I was more reluctant, but she really wanted a vacation property, so I paid the 1650 down. The "maintenance fees were $699/yr on paper, then 850 /yr. then $90/month.

I could no longer afford this and neither could my sister. I was contacted by Global Timeshare and they offered to sell the property in a few months for $350 fee to place an ad. 4 months later, they called again saying they had several buyers interested inthe property and wanted to sign for it, but I would have to sell for $16500.

My cost for "closing " was $850. They sent papers and it looked like the ad I had first sent back several months before. Last month they had a buyer signing the papers and we'd close in 24-90 days on a $21350 price. I only needed to pay the closing and I'd get it back with the certified check for $21350 (the closing was $1350). Marcus told me the office would call and not to say anything about the sale because that would be "illegal".

I kept asking why is it illegal if I'm selling my property. My sister had sued me for sole possession of the property and I had given her the quit claim. The company (Sheraton) never filed the paperwork so the property is still only in my name not hers. I thought this was a way we could all get our money back- just sell the dumb thing and call it a day.

So far I have put out $4200 and have no deed, no sale , no check. I am in poor health and don't need this agravation. If a lawyer is out there who can help me recoup my monies, I would be very grateful. I can't understand how a New England company got a foothold in Orlnado.

By the way, the office of the Global Timeshare Sales is in a strip mall next to a roofing complex in Brockton, near an insurance and realty business.

Don't fall for this game, they promise you a beautiful deal and then keep hounding and pressuring you (they are good at pressure_ " if you don't move now you lose the money you've put in it- these people have just signed and it is YOUR property they want for the agreed price of $21350, you have to do it now, I can't hold them off. You agreed to this before, right?" Yeah, they are good at pressure. I can't get the money form my credit card company either as it is supposedly "non- refundable".

If you are interested in time shares re-sales are cheap, and plentiful. Utilize licensed real estate brokers. Selling? Avoid re-sale companies.

Considering a brand new time share cost = $15,000 and up depending on where and size etc? The same timeshare, as a resale, may be two, or three thousand dollars. If a company contacts you, and offers to sell your timeshare be wary. They are difficult to sell, and I would make sure you only utilize a licensed real estate broker, the companies that say for $350 fee will sell your time share usually just compile lists of available timeshares, and to keep within the law, will ask you if you want to buy one before taking your fee, therefore covering themselves that they are trying to sell other peoples timeshares who they have collected a fee on previously. They are only interested in obtaining your fee, and just maintain a list. They usually last about two years, before someone complains to the authorities and go out of business. They are usually not real estate professionals, just "questionable", lets say, telemarketers. If you are considering buying, or selling a timeshare utilize a realtor. Here in Florida timeshare "selling companies" go in and out of business on a regular basis, sometimes the authorities catching up with them in time often not, they know they can only get away with it for a short period of time. Buying a brand new resort for $20,000? Why? On the re-sale market they are so hard to re-sell, the same resort will probably be available for $3,000. If you do buy that brand new one, try putting it on the market a year later and you will be shocked how difficult it is to sell, or how much it is worth. Timeshares may be ok, if you know you can use them as scheduled. There are maintenance fees, and the average person will sometimes think they will have those selected weeks always available to them. Life, however takes funny turns, a change of job, may prevent the same scheduled vacation time slot as the time share; self employed? An employee quits when you are scheduled to use your time, or a relative becomes ill, a death in the family, car breaks down, etc. Think hard before getting involved with timeshares, for people who have unlimited time, they may be ok, or set schedules of vacations assured, but many people wind up on the "burned" side when it comes to timeshares.

I paid Worldwide Timeshares some money a couple of years ago and now cannot reach them, my timeshare is listed with them, along with others including sellmytimeshare.com. They all make promises but none come through. After you give them your money, they refer you to someone else, be careful!
