I was enticed to get help from a Loan Modification "advoacate" who works as an agent for Lend Wise Financial, Inc in June 2008.

After almost a year of waiting, and not getting specific answers from my current mortgage company if my application for a Loan Modicfication will be approved, this company through his agent, Joseph Policarpio told me he can HELP. He has positive feedback, he even showed me documents of clients where he was able to reduced and help them with lower monthly mortgage payments.

He guaranteed if within 90 days, the loan modification was not approve, I will get a full refund of my money. I wrote him 2 checks, $495.00 for enrollment fee, and another check for $2,995.00 for processing fee. My checks were endorsed/cashed within 24 hours. These checks were made payable to:

BH Investments. Mr. Policarpio's business card says he works for:

Lend Wise Financials, Inc.

I have second thoughts, first of all, he never provided me a copy of my contract. I requested him to send me a copy as well as tell me in writing who will be my primary contact person from his company. I never received my signed contract and letter.

Then after almost 1 month of numerous calls, a Alvin Tabios, emailed and introduced himself as the person handling my files and works for Rillea Pax Investments. Altogether, I am now dealing with 3 companies, I don't know which of these companies represents Mr. Policarpio.

Finally, I got the most awaited answer from my mortgage holder, my loan modification was approved on Aug. 5th. I then asked the rep. or the process and application was made possible due to LendWise, BH and/or Rillea Pax Investments. None of which were entered in their data base inquiring about my loan modification. Except on August 11th, an 8 minute call by Mr. Tabios was registered to confirm documents he faxed.

Furthermore, I was informed I should get the credits of my loan modification approval and not anyone else.

I contacted these players, Ms. EM Roberts (business recruiter), Alvin Tabios and most importantly Mr. Joseph Policarpio. To date I never heard from them again, they disappeared in the eyes of the earth. I filed a complain with the Dept. of RE. Thay have NO license and not approve to act as agents nor sell loan modification programs.

They took all the credits, my money was never refunded.

My mortgage company supported me by saying, "there was never in history of our company, a Loan Modication Program was approved in less than 90 days". You should get your money back.

Homeowners, Beware!!!!. There are lots of companies out there who follow the honest business ethics of Loan Modifcations.

These people should be in the Hall of Shame.

I first off would like to say , "My business ethics and practices have nothing to do with the representations of Lend Wise or BH investments, or PAX int'l"). I am an independent contractor for loan modifications and negotiations. I recieved numerous files from several companies with outstanding results. The claim that was made is inaccurate and slanderous. I have years of experience in the field and I am backed by a reputable law firm. I have no contorl over the representation and promises made by third party companies or individuals that use my services. I Handle every client's needs with professionalism and with dedication. On the claim made by 1lovegod: The file was handled from the time I received it (not sure how long referring company took to foward clients file) , took approximately 2 to 3 months to receive an offer from the bank for a loan modification (standard for the industry). Not all clients decide to take the arrngements that are negotiated with the bank. A modification that is agreeable and beneficial to my clients is what I always work hard to try and achieve, but is not always possible. The banks and investors have the ultimate decision as to what they will accept. This in no way should or is a reflection on the level of service and hardwork that was provided to the client. If a client decides not to take the offer from the bank then there is nothing more that can be done and the file is closed. I wish 1lovegod the best.
