Louie Frias sold me a house in Las Vegas and failed to comply with the disclosure laws of the State of Nevada.  The house I purchased was known to have major structural issues, with the main beam under the house not being up to code for a two-story house.  Within two weeks of moving in, major cracks began to form in the sheetrock, and a reputable contractor who I used told me that he had actually inspected the house for the previous homeowner and Louie as part of the process in listing the home for sale.  The contractor told both the homeowner and Louie about the structural deficiencies, and the homeowner was willing to pay to have the repairs made.  Louie told the homeowner, in the contractor's presence, to not worry about the needed repairs; that he would be able to sell the house, no problem.  The contractor is willing to attest to this in court, and I am in the process of litigating the matter.

I have already spoken to the Nevada Real Estate Division in the Department of Business and Industry, and they told me this is the fifth similar report they have received about Louie Frias.  The process has already begun to have his license revoked, and it is up to individual victims to file suit in court.  I have already spoken to an attorney about this, and will be initiating a suit shortly.

Do not be taken by this con artist of a realtor.  Do your business with someone else.  His license will soon be revoked.

You go ahead and make all the claims you want to, Louie.  Everyone who has ever been scammed by you knows that your reputation and real estate license is on the chopping block.  It's only a matter of time.  And your involvement with Jon Miller and the 720 CFO Program, Attention Marketing will make you lose your real estate license as well.  You are nothing but a con man.

I have been liensed for more than 30 years. I've never failed to provide exemplary service and protection to all clients. We are highly regulated with a plethora of disclosures to PROTECT the consumer. There are home inspections, appraisals, questionaires completed by omeowners disclosing ANY defects that have to be addressed.

This is obviously being filed by someone I may or may not know. It certainly has been filed falsely...if it's so accurate, why no legitimate named poster?

Why did this "homebuyer", who makes such a claim, EVER purchase such a property?

In reviewing this "post" I find a major inaccuracy:

1. Agents do not order home inspections on properties they list. A home inspection is ordered and paid for by the buyers choice of company during THEIR due diligence period, of which occurs AFTER they have successfully executed a residential purchase agreement between them and the seller. This report becomes part of the permanent record of created documents...ANY issues, from a broken screen to a missing light switch cover are disclosed. It is foolish to ever believe it would be safe to continue with such a purchase as described in this anonymous posters posting. And yet this poster would have us all believe this actually occurred.

Does this poster actually believe I would withold a material fact? One that, as creatively described here, would be so obvious?

Add to that, if any consumer felt unsafe in purchasing such a flawed property, WHY would they purchase it? In SPITE of having in their hands, a property inspection report?

Furhtermore, WHY would such a purchaser wait SO LONG to just now decide the home they purchased for their family was unsafe?

My record now and as always, is clean. It takes an inordinate amount of work, education and knowledge to maintain a quality reputation in this, or any other industry. The presence of the United States fifth amendment which, for better or worse, allows for anyone to remain anonymous while attempting to defame the reputation and character of another is not what our forefathers created it for. Abuses such as the many I'm sure exist on destructive sites such as this abound are nothing more than a forum for angry Americans who want to cause damage without providing concrete proof it ever occurred, or, more importatnly, their identity.

Lastly, as this is an illegitimate posting of a fabricated incident, I will contact the chief compliance officer for the Nevada Division of Real Estate, Mr. Jan Holle and make inquiry of any such complaints.
