EDITOR’S COMMENT(8/1/18):  Ripoff Report strongly believes in the First Amendment, especially when consumers are truthfully warning other consumers about potential frauds, scams, rip-offs or the like by shady individuals or businesses.  Ripoff Report is by consumers, for consumers…and we want to keep it that way!  Unfortunately this Report was posted and, upon additional information, appears to have been primarily for the purpose of bullying or harassment.  In many instances Ripoff Report will reach out to the author of the Report to obtain further information.  In other instances, enough information is provided to Ripoff Report to warrant redactions without reaching out to the author.  Ripoff Report is working to combat tactics that are perceived to be cyberharassment, cyberstalking, cyberbullying and/or what is generally considered a “revenge post” as we do not condone such behavior.

BUSINESS IS RUN BY MULTIPLE CONVICTED FELON - (((REDACTED))) convicted felon from (((REDACTED))) running same scams in (((REDACTED))). Was prosecuted more than 40 times by local, state Attorney Generals and Federal Offices. He goes by a different name(((REDACTED))) instead of (((REDACTED)))- and uses various business fronts to hide 30+ years of career criminal activities. Convicted felonies include real estate frauds, real estate scams, taking advantage of African Americans, 1st time home buyers, falsifying tax statements, 400 pounds of illegal drugs, grand larceny, etc. A website has been created to show (((REDACTED))) secretly owns (((REDACTED))). The website can be found through google by googling his name-(((REDACTED))) or (((REDACTED))) and the website is (((REDACTED))) It has immense details and links to articles, newspaper outlets, AG press releases, etc all proving what has happened. He talks quickly to dupe people into selling their homes for a way below market price and has them sign paperwork on the spot to where they cant back out. He promises to pay off their mortgage by taking houses in what he calls "subject to" but never actually pays off their mortgages but just keeps making the payments for them. If he cant sell it he then defaults or re-negotiates with the owner further taking advantage of them. He hides ownership interests of what he owns and takes through trusts. He has been ripping people off for almost 40 years. He uses (((REDACTED))) as a front and takes security deposits from tenants. Takes non refundable junk fees like a risk assessment fee that tenants have to pay and doesn't follow laws. Website spells it out. He runs their meetings, the property managers and leasing agents take directions from him and is currently being investigated.
