This scam artist will send you a card in the mail with regards to see if you own any property's that you are selling that he says that he wants to buy. He then sends you a SALES CONTRACT with a price for your lot and says that he will open escrow of $250.00, even though your lot is worth $$$$. He then relists your lot either on a web site called :Landlots.com with out your permission so that he can buy it and sell it all during the same time with out having to pay capitol gains. But here's the catch. While he says that he is going to buy your lot, it can also take him months and years to buy it.

He will then place an AFFIDAVIT ( a lein or cloud) on your lot saying that he has CONTRACT FOR DEED, meanwhile its just a SALES CONTRACT, and then you can not sell it due to the fact that he placed a lein on your lot.He has done this to hundreds of people, especially in florida. Let the SELLER BEWARE!!! Watch out for this man. He is a scam artist.He also claims that he will sue you and take you to court and that he knows how to get around the system. He is what you would call a MIDDLE MAN with out a real estate Lisence. He lives in Texas and also will never contact you by phone only buy email or mail.

My property in florida does not have a clear TITLE because of this man. So if you should get any mailing's from him or anyone else that says that they are not a realtor, please do not respond to it. He is not LISENCED!!!! YOUR LIFE WILL BE A LIVING HELL!!!!He will do everything possible to take your investment away from you. He sends a notorized letter to the county circuit court ( IN FLORIDA) where the lot is and they file it , cause FLORIDA allows this to happen. You are not protected in Florida. The laws have to change!!!

If you want trouble I can help you and the person who published it. You better get your facts straight. I have a contract to buy the land and they will either get their money or they will get their property back. Sometimes it does take me a year to buy it so the only complaint is that I am slow. Before I had a problem and it was settled in The Mississippi Supreme Court after they spent I would guess about $50,000.00 in legal expenses. They also agreed to pay me a large settlement. I know my way around the courthouse, especially after spending four years in lower and appellate courts with this one. I handled it entirely on my own. In fact, it only cost me about $1,500.00 for the four years in Court. This was for libel and slander from a TV Station in Mississippi. Watch what you do, print and say!!!
