Don't listen to one f**king thing these people have to say.
The most un-organized company I have ever dealt with.
Get a lawyer, have him/her draw up a certified letter, with copies of bank statements or what ever you need to send to show you are in the right. Send it "certified" to the Texas home office and tell them to go legally f**k themselves and give them 7 days to respond. They won't. It's a money scam.

I have current late fees that were falsified by them (and I have all my bank statements to prove it) on my account that are over two years old. They still call every month to collect but they have never reported anything to the credit bureaus. hmmm?!??!?

If you get called, ask for someone that speaks English and when you get that person tell them to suck your a**, go f**k themselves, their mom is a wh**e and I f**ked her last night . . . whatever . . . just to piss that person off.

I used to get upset about it, now I treat them like the piece of s**t they are.

I can see/read how upset you are, but don't suggest to someone to go to the same level as their opponent.  As to your so-called "certified" letter.  What is a certified letter??? What are you trying to certify?  Your signature, or the content of the letter?  For that you don't need a lawyer.  American Home Mortgage, I'm sure, gets daily, hundreds of letters on attorney letterhead.  Big deal. They treat these letters the same way like all other correspondence, most of which they "loose," can't find or they claim they never received.  BTW that is why you send anything important via Registered Mail, or by Fedex.  It gives you a POD (Proof of Delivery). After having sent your "cerified" letter what then?  You give them seven days to answer. What happens after the seven days??? NOTHING!!!  The world won't come to an end and American Home Mortgage is not going to see the error of their ways.  In fact, the calls are going to continue, demanding payment, probably from India. 

I would like to suggest another course of action if you really mean it.  Cursing at them, calling them names, is like water off a ducks back.  It has no impact on these people.  Their collectors probably get cursed at, or out, daily, multiple times.  Document with whom you spoke (get their employee ID number), the topic and the date and hours you were on the phone trying to resolve the issue.  After you have about 3-4 phone conversations documented, all made to correct some error, like late payments not owed, you prepare a bill for your time on the phone with them, faxing documents, etc.  You then bill them.  Aend them a bill for your time and expenses.  For about 3-4 months send them monthly statements, reminders to pay the bill, etc.  Contact your local Small Claims Court and see if you can sue them for non-payment for services rendrerd in Small Claims Court.  If you can, sue them.  Chances are, they will not send or retain a lawyer to defend them in Small Claims Court in your State and Town.  Should they answer your Complaint, go to the press and give them the story, including the documents of your law suit.  I think you will make head lines, or at least, the news will write something about how the little guy is fighting back.  Should you win your lawsuit in Small Claims Court, bring that also to the news.  I almost guarantee, verdict and judgment against American Home Mortgage in hand, they will run the story.  Here is what else will happen.  You will all of a sudden get calls from American Home Mortgage, trying to resolve the issue.  They can't stand having bad press, nor can their parent company (I think HR Block).  You fight these people by exposing them. But a so-called "cerified" letter, with no teeth, means nothing to them.  Detailed documentation and exposure is the only way to go.  BTW, my wife had gotten already a check from the previous mortgage servicing company, Option One, returning late fees and expenses for her time spent trying to resolve the issue over late fees.  A letter of apology followed, in which they admitted that we were current, have never been late and that we owed no late fees.  While American Home Mortgage may not report to any of the credit bureaus, a letter of apology always helps, should they in fact do report to any of the credit bureaus.  Also, if trying to refin., such a letter helps if there are any adverse comments in your credit report from American Home Mortgage.

If you can't sue in your local Small Claims Court, there is still the press.  Besides, you should be just as aggressive as they are, trying to get your service invoices paid.  Just think about the fun you can have.  India is calling you to collect and you are demanding payment for your service invoices.  Those guys in India have no script how to respod to your collection efforts.  Calling them Nazis and God knows what else, only gives the Nazis a bad name. 

Mortgage Servicing companies are not permitted to "create" new fees in excess of what their contract with the lender permits, except for late fees.  Those go 100% into the pockets of American Home Mortgage.  Good Luck. Harold from Buffalo, NY
