My family had rented a house from Beven and Brock from july 1998 through september 2000. Upon moving in the property landscaping was filled with debris, filth, rodents and rubbage. i was promised that the yard would be cleaned up. This never happened.

During our 26 month occupancy we were denied repairs in timely manner such as beven and brock was informed in june 1998 that our heater did not work and the gas company would not lite it until it was fixed, they did not fix it until october 1998. I also had fleas from the dog of the prior tenant and my kids were severly bitten, and it tiiok Beven and Brock almost six weeks for the pest control to come out and spray. we also had rats for three months and i had to call the health department twice.

They told us to buy some rat traps and ant spray. well if that was the case than why didnt the exterminator get rid of them after seven visits and trapped three rats,, It was not until a palm tree that needed to be cut was cut. also the yard i landed up cleaning myself with no help from Beven and Brock. Here is the best part,in august of 2000 we were given a 30-day notice to vacate, not an eviction,in california a landlord can ask you to move with cause..

we were never late with the rent once. This was due to the fact that i had held them accountable for there lies and lack of proper maintance. The health department made them take care of the issues needed, Keep in mind that this house is a duplex and in a fairly nice area which was a nice place, except for the fact that Beven and Brock along wth the ownwr Janet Condie, let the place go to HELL.

e moved out september 20,2000. six days over our 30 days. The california civil code 1950.5 tates that a landlord is to supply the move out tenant with an itemized dispositin and or remainder of security deposit back, with in twenty-one days from execution of move out.This is the really good part, on october 11,2000 which was our twenty one days, we still did not have this disposition. we had sent them a letter certified october 16, 2000 demanding that we get this from them a.s.a.p.

The responce we go was a little memo no bigger than a mid sized post it note, letting us know that they were waiting for estmates and invoices. We did not here form them again until january 19,2001 four full months after we had moved with a disposition that was written in chicken scratch with a pen. this disposition told us that we would not get our security deposit back of $895.00.

The best part is not only didi they keep our security deposit but they were demanding that we pay an additional $1692.00 for landscaping and if we didnt pay it that it would go on our credit in thirty days. i told them that i was not going to pay , because what Beven and Brock did represnted by the manger Jana Norris Brown,along with the owner Janet Condie, was they had upgraded the back yard with sod grass, shrubs and a new sprinkler system which they had spent $2000.00 and wanted to charge me for it.

I told them i would not pay to go a head and sue me. lucky for me i had viedo for this which showed the before and after, i did not destory the yard. three four months went by i heard nothing from them,what i had done in june 2001 is sued them for $2000.00 knowing that i would win nothing but my goal was to get them to counter sue me for the $1692.000 lie they accused me of so that i could bring closeure to this issue and not to have it on our credit report. Unaware that it was alredy on our credit report with out any body questioning it. he was the judge in the small claims ruled that he was not going to give Beven and Brock a dime for them planting a golf green and trying to RIP ME OFF for it. I won nothing but they lost $1544.00 , the judge did give them $147.50 for painting. i was happy.

I also sued them in september 2001 for $5000.00, The judge would of given me all $5000.00 except that for the codes the statue of limitations ran out for me , but that was okay because the judge tore them a new a*s and moped the court room floor about how they do business.

I was told that day by David Brock the owner, to not worry about paying them the $147.00 and that my credit would be left alone, for us to move on with our lives. stupid me i took his word for it. In october 2001 we were looking to move form where we live now due to the fact that the house i live in now is being sold. we had found out , unaware of that Beven and Brock had put the full amount of $1692.00 and the company we had tried to rent from denied us and seen it as an eviction.

since then i have paid them the after several attempts to get them to sign the satisfaction of judgement, when i went to pay i spoke to David Brock and asked him why was this on our credit, let alone not updated, he said thing like this happen, i told him to please remove it from our credit report, david brock looked at me laughed and saud that there was not much he could do and told me good luck buddy. the reason that i had taken viedo of the property was beause that house was the third one some one in my family had rented.

They will charge for paint and never paint. Now we are six weeks later up to this day, and Beven and Brock refuse to update my credit report. even though o didnt owe $1692.00 and its paid in full for $147.50. I am having to write numorous letters to try to get it removed. this story will be updated soon its not over yet. But if its your last resort to have to rent from Beven and Brock or having to sleep on the street with your family, Make sure you make the right choice and take the streets. The below article can be found at www.allbusiness.com. It seems that Fin Beven hasn't learned his lesson. Maybe it's time for him to take the ethics course once more. During the 2002 Leadership and Legislative Summit, IREM's Ethics Hearing and Discipline Board conducted two hearings and heard one appeal. In the result of the first case, #01-05, the respondent was found to be in violation of the Pledge and Articles 10 and 12 of the Code of Ethics for the CERTIFIED PROPERTY MANAGER. The board voted to publish a letter of censure, and the respondent is required to pass the first available Ethics 800 course in the state. Upon examination of evidence in the second case, #01-07, the board determined the respondent was not in violation of the Pledge or Articles 8 and 23 of the Code of Ethics of the CERTIFIED PROPERTY MANAGER. The complainants were holding the respondent liable for the responsibilities of the Board of the Association of a condominium property. The Ethics Board also heard one appeal, #01-2, stemming from its ruling last October that found Beven and Brock Property Management Company, AMO[R] and its executive CPM, C. Finley Beven, in violation of the Pledge and Articles 10 and 12 of the Code of Professional Ethics of the CERTIFIED PROPERTY MANAGER, as well as Article 1.6 of the Minimum Standards of the Code of Ethics for the ACCREDITED MANAGEMENT ORGANIZATION. The board suspended Beven's IREM membership for 90 days and published a letter of censure to the AMO firm. Beven was also required to retake Ethics 800 within 90 days of the disciplinary action. Let's all wait and see what Fin Beven has to say about this. Once an unethical "businessman", always an unethical "businessman".

The Alhambra Municipal Court issued an eviction order against Mr. Txxxxx, and the court awarded the property owner $1692 in damages. This is just a fact. As between Mr. Tuttle and Beven & Brock, he can whine about this for another 6 years, and the facts will not change. Mr. Txxxxx ... We are not a credit burear, and we do not control what shows up on your credit. I'm just guessing here, but my guess would be that our history with you is not the only cloud on your credit history. Come on. Can you be honest with the folks "out there" about this ? As far as Beven & Brock is concerned, your account with us has been cleared for many years, You can show this to anyone. It may be more effective than your continual whining.

My family member rented through Beven & Brock. In the beginning the relationship was wonderful. They were fair and had presented themselves as a "for the people" kind of company. My family member took an upstairs apartment in pasadena eventhough he was "slightly" disabled due to an amputation. I say slightly because he was able to climb the stairs and get around despite his amputation. He had complained to the company that the hand rail on the stair case that he used every day was loose. He used this hand rail to brace himself. It needed to be strong! They never sent anyone. After a few weeks...yes, I said a FEW WEEKS, they sent a guy out to "fix" the rail. He pounded a few nails in and left. The rail became weak again, I called Beven & Brock and was told that my cousin had too much "traffic" coming in and out of his apartment which caused the rail to be loosened. TRAFFIC? What the hell did that have to do with poor maintenance? The rail was not fixed properly to begin with. There was not any stipulation in his lease that stated how many guest he could have. Sure, he had friends over all the time. A 24 year old man looses his foot; he needs friends around. Sadly, Beven & Brock didn't send anyone out to repair the rail until it broke and my cousin fell from the second floor. He was taken to the hospital and still suffers from the injuries caused by the fall. It's been over ten years. I'm not sure if Beven & Brock contacted the owner to have the repairs done or if they sent the first guy out. But, isn't it their job to make sure these things are done? PROPERTY MANAGEMENT does mean that you manage the property right? It's sad to see such bad business being practiced especially when your job is to service people looking to do one of the most stressful things a person can do and that's move. I found this site today because I am looking to move and almost went to their site to look for apartments. Scarey huh? I'm so glad I found this site first. I guess it's the same crap with B&B just a different day.

To: Responded Thank you so much to you coming out and speaking up on this company that abuses there tenants. I am curious you leave a vauge message of your true issues with them. You only state that you are an ex-manager of one of there apartment complexs. Since you are an insider and can help my cause I hole heartly encouage you to fully expand on you expereinces with them. Dont be afraid to either. Both Finley Beven and David Brock are both cowards. By the way the $1692.00 I never owed is still on my credit in full by the UD registery foru year later.I cant help of thinking of you both Finely and David every time my wife and I apply for credit. There are people out there who will expose your unethical practices yet. I have seen the above complaint many times before. I have heard both sides to the stories, and I have witnessed landlords and owners be completely horrible and judgemental on prospective tenants. I myself have filed complaints and waited for a response and one is never received. I used to rent from the same Property management company and sad to say, I would NEVER rent from there again. Many of there dealings are unethical and I hope that these entries will bring more people forward to speak of their "unpleasant" dealings with Beven & Brock.

It is amazing, but typical of the man who filed the complaint against us that he would be upset that his last name was used in my response. When in fact, he uses both my first and last name in his complaint. For anyone who cares, ALL of my facts can be supported independently of me, by people who have no incentive to be untruthful. I agree with the landlord that there are 2 sides to every story. However, he indicated a name in his post that did not appear in the first post. There is no proof that "Tuttle" is the original poster, and it does not seem ethical or even legal for this landlord to post a last name of someone he THINKS may have posted. Perhaps the facts are unmistable, however, this is a world-wide forum and the original poster did not present his last name. Not only do you name names, you accuse the tenant of stealing a dinette set from a property that apparently isn't even yours. Since you did not experience this loss, it seems to fall under "you're ugly and your mother dresses you funny" line of subjective reasoning. Maybe the ex-tenant's next lawsuit will be for slander or liable.

Mr. Tuttle and his family rented half of a duplex which we manage in Alhambra. The owner of this property cares about her property and is willing to spend money, unlike some property owners, to maintain the property. The property is older, and while not perfect, we attempted to repair the items brought to our attention by the Tuttles. However, the Tuttles engaged in attempting to alter the property without the permission of the owner, a violation of the lease, by literally removing all of the mature vegetation (trees, etc) at the rear of the property, turning the back yard into a parking lot, because he had three cars, and the driveway had to be shared with the adjoining duplex neighbor. We offered to pay his overnight parking permit on the street. He wanted to bring in gravel for the back yard. When we refused to allow his deterioration of the property, he became verbally abusive and harrassing of our staff, and he began to create other problems and issues, such as talking down the property to prospective renters next door, in an attempt to preserve the property for himself. After vacating the property, we believed it to be reasonable to charge his security deposit for the damage he created in the back yard. He sued us twice in Alh. Muni Court, and we countersued. His suit for $5000. was denied, our request of 1600. was reduced. He sued us again, this time under a slightly different angle. His suit was thrown out. He has taken every angle known to man, to harrass us, attempting to blackmail us for $5000. He later moved in next door, to continue his abuse. ANd now he has moved from that property next door, taking with him a dinette set. I have been told that the owner of that property plans to sue him. The lesson here for property owners, do your best to screen out tenants like this who believe that they own the property and attempt to alter without your permission.
