Watch out for barracuda teachers, there is some around that act like Real Estate agents, that use agents, govt offices and solicit listings to sell through these govt offices without a license.

This is in ref to : Helena Newman teacher, Joy Newman teacher, Lisa Bell agent and Edward Cunningham , Manager for Exit Premier office in Largo Md. And GCAAR Realtor Membership of Prince George County Maryland

Being an ethical Real Estate Broker sometimes is a thankless job. It seems the ethic boards are set up for political crooks.

Sometimes you have a barracuda client dressed in lambs clothing and some agents standing around to grab them, and be dam with the professional ethics standards that they are a member, you would think the board is a little maifa crowd. Has the Realtor Board completely lost it muscle to discipline members that refuse to obey the professional ethics of the board? We will see.

Hallie Stone independent broker encountered two barracudas, a mother Helena Newman teacher in the administrator office in Washington DC and a daughter Joy Chantel Newman teacher in Maryland, The mother introduced her daughter to find her a house, while Helena Newman tried to shop this agent over for residential rental property. She wanted listing without any connection to the agent and had not a dime it appeared. Helena Newman tried to use her barracuda lamb daughter for bate. Helena even at one time asked Stone to get her apartment buildings listings to her investors and she would give her a referral fee. She acted as she was an agent and Stone as a broker was nothing. Stone knew it was clearly illegal for Helena Newman to shop real estate without a license and offer referral fees is they sold. She was doing this at her tax payers office in Washington DC.

Stone just completely cut off from emailing her anything as it appeared that all the residential listings that she had supplied her, she never inquired about one. Stone thought that Helena was contacting the listing agent and shopping the properties around the offices to other buyers. As she claimed to Stone she didn't have money to buy but continued to want more properties.

Stone refused to continue to supply to her govt office anymore listing after a while without any discussion or wanting to see any of the listings supplied. Helena was not even friendly after the supply of listings was cut off. There was never one listing she wanted to see.

Joy Newman was very sheepish had no money either for purchasing a house then inherited a small amount of money that went to her head.. Her mother had said that she was difficult and could not get along with anyone and was difficult to deal with. Stone never had any problem with dealing with her. She seemed a bit naive but it appeared this was an act. But inheriting the little money completely inflated her head. Stone showed her a few houses and consulted with her to try to keep her from getting into a problem. She found a house on Chelsea Dr. in Upper Marlboro, Md. That was a short sale.

She submitted an offer for the short sale. The lister was Judy Simmons of Keller Realty. Judy Simmons did not disclose that the property was going to foreclosure and the property was sold at foreclosure. Judy Simmons gave Stone all the information about the bank that had foreclosed on the property.. Stone spent hours tracing the property down. Followed it through the system, the courts the foreclosure attorney and found the listing agent for the bank as it was now a Reo. She continued to notify Joy that she was on top of finding the property. Joy said she was still interested in the property. It took about 9 months then the agent for Franklin bank called Stone to inform Stone the property was now available.

Stone called Joy met her at the property and supplied a plumber for the property to check the property over at no cost to Joy. It appeared the radiators had frozen and broken. Joy told her after the plumber was there on Thursday night February 19,2009 that she indeed wanted the property. Joy called Stone several times on February 20, 2009 saying she wanted to write the offer on this house. Stone told her for the past month that she need a pre approved letter from the bank. Joy told Stone she would get it on Friday. She called Stone Friday night and told me she would go to another bank and get the letter on Saturday Feb. 21, 2009 to write the offer at 3:00pm

The next day Stone called Joy several times without any answer and became concerned over her. Stone had worked with her for over a year and could not understand no response from Joy Chantel Newman..

It appeared Joy went to another agent that same day on Saturday Feb. 21,09 and wrote an offer with Lisa Bell, agent with Exit Premier Realty. Stone left messages for Joy Chantel Newman and she failed to return any calls after she had called late that Friday night set an appt and then the next day went to another agent.

These Barracuda teachers should not be in school teaching our children. Not from what happened to me but using the tax payers govt office to shop real estate without a license. Stone called the Real Estate Professional dept of Gcaar and told them the story. They said what you told us you would certainly be the procuring agent and gave me Lisa Bell's broker Edward Cunningham number at Exit Premiere in the Largo Maryland office of Prince Georges County.

Needless to say Edward Cunningham has completely ignored Stone. The professional Dept lady told Stone that Lisa Bell should have asked Joy Chantel Newman if she was working with anyone. If someone else showed her the house . This Lisa Bell in any kind of ethic should have taken these steps before she wrote an offer on the Chelsea property.

Edward Cunningham has completely refused to return Stone telephone call. This completely seems to be an office that does not acknowledge the licenses of another broker with agents that stalk clients of another.

We will now see how good is the GCAAR Realtors' office in Prince Georges County to enforce the Professional Ethics Conduct of this Member of the Ethics Premier Realtors Office. We will be following this outcome closely.

HALLIE **** (MD. APPRAISER) ATTEMPT TO ASSASINATE THE CHARACTER OF A ENTIRE COMPANY

#2REBUTTAL Individual responds

Mon, October 26, 2009

This is a Rebuttal to the outrageous accusations from Hallie **** an active appraiser whom is also, a Real Estate Broker who is not affiliated with any Local or National Real Estate Association.

In response to ****'S accusatory comments, we have conducted extensive research into this matter and find all of what **** has indicated in her report to be unfounded and without merit. We contacted both hard working public teachers doing their job, trying to locate homes for their family and they indicated that they were under a buyer broker/retainer agreement with Exit Premier Realty and agent Lisa Bell. I have requested a letter in regards to the relationship and events to this matter as they unfolded, which I have in my possession. My findings indicate that Ms. Bell nor her clients did nothing wrong as it relates to standard operating procedures with real estate agents and their clients.

Now although, it is not common for clients to view properties with other agents it was incumbent upon Hallie **** to ascertain that information as it relates to other agents or brokers prior to showing property. Ms. Bell was totally oblivious that her client had viewed property with another agent. This situation reveals the inexperience of appraiser Hallie **** and part-time real estate broker who has not sold any property in the last ten years (according to records). **** should have never showed property without first trying to get customers to at least sign a one-day buyer broker agreement, which would have revealed that they were committed to another agent. Once she found out that these wonderful school teachers were in fact clients of another agent, she became immediately disgruntle and exasperated and began to find the best way to tarnish all parties involved which leads us to this ridiculous report.

Now **** since she is not a member of any Association of Realtors cant file any ethical complaints because she is not a member and she knows that any ethics panel would vindicate these ridiculous accusations.  Once I returned ****'s call in regards to this matter, she indicated via phone that she added my name to this ridiculous report because I did not return her phone call right away. I manage an office of 150 agents, and it does take a little time to research complaints made against any of my agents. This appraiser and part time real estate broker is the most disrespectful broker that I have ever spoke to in ten years of doing real estate. Furthermore, when we talk about record; Edward Cunningham has settled over 500 transactions and never had a real estate complaint in MD/DC/VA. from any customers or clients. We will be filing defamation of character lawsuit against Hallie ******** must realize that you cannot just arbitrarily make public complaints against people who take their business and careers very seriously because of her asinine mistakes. She obviously as a broker need some additional training on the importance of establishing a buyer broker agreement prior to showing property.

If anyone has any questions or concerns regarding this matter, please feel free to contact me.

Lisa Bell responds to Hallie report Exit Premier Reaty Mgr. Edward Cunningham, Agent Lisa Bell And Teacher Helena & Joy Newman

#3REBUTTAL Individual responds

Neither myself--Lisa Bell, nor my broker--Ed Cunningham have ever done anything to ripoff Ms Hallie Stone.

Hallie wrote and posted her rip off report about me Lisa Bell and my broker Ed Cunningham without knowing all of the facts surrounding my business relationship with Ms Joy Newman as Joy Newman's realtor.

At the time that Ms. wrote and posted her report, I had been working with Joy Newman as Joy Newman's realtor for more than two years. I met Joy Newman at an open house that I was hosting and at Joy Newman's request, I began e-mailing Joy Newman available home listings and occasionally taking her out to view some of the homes.

I have never met Ms Hallie and was only made aware of Ms acquaintance with Joy Newman, via a fax message from Ms Stone AFTER Ms wrote and posted her ripoff report about me.

While Ms states she contacted the Prince George's County Association of Realtors and that she left a voice mail message for Ed Cunningham my broker, Ms does not mention that she NEVER tried to contact me prior to posting her report.

Ms does not mention that after she left a voice mail message for my broker, she waited only a couple of hours before she wrote and posted her report claiming my broker ignored her instead of admitting she didn't give him a chance to respond.

I became aware of Ms ripoff report only after Ms faxed a copy of the report to my office. I asked Joy Newman about her involvement with Ms. . Joy Newman told me that Ms. introduced herself to Joy Newman as an appraiser.

I checked and it is true. Ms. Hallie is a licensed real estate appraiser. In Ms report, Ms does NOT mention the fact that she, Ms Hallie is a licensed appraiser and that she operates as both a realtor and an appraiser using the exact same business address, telephone number, fax number and e-mail address. In addition, when I checked my local MLS system, I didn't find any evidence that Ms Stone has ever sold any homes.

While it is possible that some home buyers will talk to more than one realtor during the home buyer's search process of finding a home, I cannot be totally certain that Ms Joy Newman did in fact talk to Ms Hallie in the capacity of Ms being a realtor since Ms is indeed a licensed appraiser just as Joy Newman told me when I inquired about Joy Newman's relationship with Ms .

At the time that Ms report was first posted I chose not to respond publicly on this site because I knew Ms version of events was not totally accurate and also because Joy Newman had written her own response to Ms Hallie Stone's ripoff report and sent that response to my broker Ed Cunningham.

Since some of my clients have recently brought Ms 's report to my attention, I find myself having to publicly respond to Ms 's incredibly slanted version of events. While I do not know for certain what may or may not have occurred between Ms Hallie and Joy Newman, I can honestly say that myself and Ed Cunningham have never done anything to ripoff Ms Hallie Stone.

I consider all of my time to be precious. I do not like having to devote any of my time to anything I consider to be foolish and I certainly do not like being falsely accused of anything scandalous.

As a result, I wasn't quite sure how to respond to Ms 's report. Then I remembered one of life's most basic lessons: don't allow anyone the opportunity to make you STOOP DOWN to their level. With that mind, I will not say anything malicious about Ms and her decision to hastily write and post a ripoff report about me and my broker without ever trying to contact me and without researching all of the facts surrounding my business relationship with Ms Joy Newman.

I will, however, stress once more that neither myself--Lisa Bell, nor my broker--Ed Cunningham have ever done anything to ripoff Ms Hallie .

I would hope that if Ms had the opportunity to rewind time to the day she posted her ripoff report about me that she would choose not to make her posting.

Sincerely,
LB
