FirstSouth Mortgage was a referral from a web service comparing lenders for mortgage loans. Shelly Davis the lenders agent, accepted my application for 2 loans, a refi cash out of an exisitng home I owned and a new 1st mortgage for a 2nd residence. The process needed to be completed in 32 days which the agent agreed was "no problem" which led to me giving her my applcation and authority to proceed. They did not close in 32 days but caused me to have 3 extension and the threat of losing the home, as the seller was ready to cancel the sale. The refi for which I intended to make the down apyment did not happen at all but was delayed post closing on the first mortgage causing me to have to fund the down payment out of pocket to the tune of $118,000. To add insult to injury the lender agent, after promising to fund the cash out refi by May 4, 2015 and ordered a final appraisal, charged my credit card for the appraisal and when she had dropped the loan entirely, failed to get me a credit for the appraisal I could no longer use. Out another $475.00. In total my secretary and self expended 13 hours of time and copy machine toner and paper in the due diligence process, I have filled a complaint with the appropriate Texas agency and have since learned they are opperating in Texas with an incomplete application to do bsuiness. Do not apply for a loan from these people, they are Terrible and they make huge false statements and fail to produce.

FirstSouth Mortgage is committed to closing all loans on time. Unfortunately every loan file is unique and some require more time than others. While we made every effort to close your loan in the time frame you required we were unable to do so. FirstSouth Mortgage has apologized and refunded the cost of the appraisal to you.
