I saw another report here regarding Sacramento Commercial Properties and Jennifer Scalzi and felt compelled to submit my own report. We have experienced renting a home from Jennifer/Folsom Properties. As a long time renter, it was the worst renting experience I have ever had.

It started once we signed the lease. Everything was peaches and cream until she had our deposit and we were locked in. If you rent from her, she will promise things that she will never follow through with. She will raise your rent and/or deposit. She will enter your property without proper notice. She will use her handyman as a spy when he is at your home!

She will not communicate well. She is rude. She lies. If she doesn't like what you are saying she will threaten you with eviction.

No one was ever in the office to answer calls. Email communication with her was nearly impossible. She changed policies on a whim and told us they were part of the lease.

Do not rent a home from Folsom Properties. Do not let Folsom Properties manage your rental home. You will be sorry!

First of all, I am not ignorant. I don't think name calling is very mature.  I am a long time, experienced renter who knows the law. Something you did not like about me from the first month or so of renting from you.

If you are so truthful, honest and up front with your business, why do you refuse to communicate via email and insist on phone calls? Because you don't like a paper trail that can show up in court.

The bottom line is you continually end up in court because you make promises you won't keep, you refuse to sign move-in or move-out sheets, you steal deposits, you don't provide receipts (or they are fake), you don't follow the law, plain and simple.

I would fear for my life if I were your friend or your dog.

Congratulations, Jennifer, on finding this site and all the horrible things people have to say about you and your "company".

I would like to start off by saying I am not ignorant, quite the opposite really. I am a long time, experienced renter who knows the law. Something you did not like about me from the first month or so of renting from you.

The bottom line is you are rude and you are a liar. This is not slander, these are facts that I have proof of. You make up fake invoices/receipts, you are late in returning receipts and/or deposits within 21 days, you keep deposit money that you shouldn't keep. That is why you continually end up in court. You make promises you won't keep, you refuse to sign check-in sheets, you don't follow the law, plain and simple.

Oh and how many of your dogs or friends have died now? Every time you don't want to deliver, can't show up, delay something, etc. it's because one of your dogs has died, or you had a funeral to go to. And I'm not the only one you have said this to!! If these statements you make are actually true I would be afraid to be your friend or your dog!!

I really don't have to make this a personal issue, because your business tactics alone are enough to write about here on Rip-Off report. But after reading the things you've written here, and the things you've said and done to me and other tenants, well I guess I just couldn't help myself.

Keep up what you are doing and you should be able to retire early once you have no more properties to manage. Oh but then you can just continue to ride the shirt tails of your brother, right?

Jenifer Saclzi writes in third person when In fact, She is the Sole Propietor of the Folsom Propeties and does not have any employees according to Sacramento County where she has the business registered. - Jennifer Sclzi is operating the property management company without a California State Real Estate Broker license, thus she really does not have to follow their rules. - Property Management needs to be responsible by maintaining a safe and healthy residence by doing timely repairs which Folsom Properites does not. - Property Management also needs to follow through with the documentation they provide in an honest manner for move-ins and move-out inspections which she does not.

It's not easy being a property manager, as it is your job to handle problems so that property owners don't have too. In this case, a lease is a signed agreement and can't be changed, I don't usually do leases right off, and operate almost strictly on a month to month basis, until the tenant proves they are responsible. We are a small company and we have better things to do with our time then spy on tenants or threaten eviction. Our job is to keep good tenants, and thus we treat them well even when they are nasty. We expect our tenants to honor their rental agreements and take care of the property, that is all. We or any other property management company can't change anything contracted including the deposit after the fact unless a person is added, or possibly a pet, and this too needs to be previously agreed upon by both parties. The compliant here not only shows the ignorance of this tenant but that they obviously weren't doing what they were suppose to and didn't like being held accountable for their actions. That is why you lost the court case Arial. It's a tough job but when we have good tenants/clients it's nice to be able to serve them and be appreciated for a job well done!
