On 9/08 HSBC decided to make changes to my billing history and took our account and made 15 seperate transactions. Various monthly payments were reversed and then credited. One payment was not credited even though it was drafted from our bank account.

Unbenounced to us, collections calls us and asks us why we are 2 months behind on our payment. After sounding shocked we got into the subject. I have had to fax bank statements to try and clear up our payment history. Now they are saying that we still owe the money until the investigation is complete.

These people are amazing, we have to continue to jump through hoops because of their out dated billing system. We were on their EZ pay system until they started reversing payments and then decided we would pay ourselves to avoid the confusion.

Add all this to a secret pre-payment penalty of Three years! Yes, three years. Had we known that, we would have never signed the loan. It was only disclosed after the fact. Happy to report that the three years is up in April and we will Run not Walk to the nearest lender to get rid of these people.

STAY AWAY from HSBC. We started out with another company and our loan was bought by HSBC.

Collections called me yet again this past weekend on a Sunday evening. Guy was calling from India! I was loosing my temper quick! It was not his fault, just the situation he was put in by his employer. I had to stop down this morning and call Customer Service (that is a joke) and do my own research. According to them, now they are saying that a payment taken over the phone in July was never taken from my account. They have added 3 months of late charges and a $30 NSF fee. So, now I have to get my bank statement and fax them yet again with proof another payment was received by their pathetic accounting department. I am so sick of being the one to provide the proof that they are receiving their money. Would anyone else have to do that? This company is the most unprofessional company I have ever had the dis-pleasure of dealing with to date. I have also filed a complaint with the Texas Attorney General against them. This is getting to be a full time job working as a research assistent for HSBC. Run, don't walk away, if this company ever approaches you for a loan. They are RIP OFF artist's!

The original mortgage documents you signed at closing (either from the broker or mortgage company) should have included all the terms of the mortgage and information regarding prepayment penalties in the disclosures. If the original mortgage did not disclose prepayment penalties, then any other mortgage companies that purchase and service your loan CAN NOT change the terms of the original mortgage. I recently had a similar situation. My mortgage was purchased by another mortgage company and my servicer changed. The information provided by the new servicer showed that the information had been input into their system as a new mortgage, not as a pre-existing mortgage. That I had already paid a year, was omitted (the term had been extended a year), the escrow did not balance, and no arrangements in the new payments for escrow impound. I made phone calls to explain and sent faxes of my original mortgage documentation, payment history with the original mortgage company, and my expectation of the corrections. Fortunately I was not dealing with HSBC.
