A group of my friends and I also had an encounter with Jimmy. We met up with him in Wildwood to sign a lease for a house to stay in for two weekd. Jimmy would not let us see the inside of the property because he claimed there was a woman living in it during the winter season. We met Jimmy at his "office" where we got a signed lease and paid a 100$ deposit on the property. After mailing him the first payment with a copy of the lease, he dissapeared. He would not respond to phone calls, texts, or emails. We had to find another house and could unfortunately only get it for one week because of the late notice and the price range we now had to work with after being scammed for that first payment.
Not going to be ripped off anymore!!!

This guy stole from my son and his friends $5000.00. They paid him in full for a property that several other people also have at the same time and same place. I reported him to the cops when I was in Wildwood a few weeks ago when I saw how he operates. He puts teenagers in bulidings that are inhabitable. He promised my kids a "complimentary" weekend at the property that was on the lease when they signed it. But when it came down to it a 1/2 hour before they arrived he changed the location. That night he tried to put them in a horrific unit in a horrific part of town in Wildwood. I made them vacate the property ASAP. I immediately called the Wildwood police. I took pictures of this place it should have been condemned. I had 20 kids sitting on the curb for hours starting at 1 o'clock in the morning in one of the worst parts of Wildwood with NO place to go because of this scum. He had know idea I was following my kids down the shore. James refused to put them in another property, refused to give us our money back and refused to come to the property where I was that night. Coward!! And his security team, what a joke!! My kids took a party bus down and it dropped them off then left. The authorities were at his office last week. I am getting names of everyone that was ripped off by this jimmy wildwood rentals and giving the names by email to the CMC detective. Please if you want to bring him down contact me. We can all do this together.

We just found out were are victims of Jimmy's scam. My daughter's friend actually rented from him and referred her to Jimmy. She and some others went to Wildwood to check out the house and meet with him. After repeated requests for a contract she finally received it. I made her show it to me which she did. It was a very simple contract. Money was sent in by certified check and cashed. Saturday morning after prom on Friday they were to leave. Now this is what they have to remember their senior year by. Their prom will not be as it should be. How can someone do this to unsuspecting teens and parents. How can you look yourself in the mirror. I didn't see any red lights. He did a good job scamming.

This guy just scammed about 50 Philadelphia teens out of about 100K. All the kids lost their money and had their summer vacations ruined. We just filed out own ripoff report and are actively and vigorously pursing legal action and law enforcement. We dont think the Wildwood Police Department will do anything about this. No one returns our phone calls. When a group of parents went down their to get their kids money back they were met by thugs and goons of this guy. Even the ABC News reporter and cameraman were threatened by this Jerk. Please do not let your children rent from him or any where in Wildwood.

A month ago we planned the renting of 146 East Spencer Ave, and found out the place is under construction. He does not pick up our phone calls and avoided meeting up with one of our friends. Now we want our money back realizing we were just being ripped off. Please if you got your money back, "Concerned Mother," please help us get ours. i think i am part of the scheme now because i make plans with this man and he hasnt been picking up the same as your daughters, i sent him out 3,000 for the house now i dont know what to do where did you get the guys actual number ???? the real owner help !

We were able to resolve this dispute with Jimmy Georginis and are fully satisfied with the manor in which we were able to settle the dispute with him. In final analysis he acted professionally and responsibly.

James Georginis has been stealling money of kids. he rents properties that are not even his and when the people pay he takes the money and runs away, never return the money. He looks for innocents teenagers that dont know anything about renting. He never makes sign a lease. Please be careful with this guy and also with his helpers Sasha Ricart, and Fausto Ricart
