They kept my deposit for apt that was left spotless.

Landlord from hell, wouldn't fix anything that was wrong in my apartment. Was told everything would be fixed when I moved out. I went 5 months with a bowl under my kitchen sink because of a leak, had my front door broken from an attempted break in and constantly harassed by his maintenance men. I went 2 weeks without being able to lock my front door till finally my brother came over and fixed it for me. I couldn't put up curtains on my sliding doors because the water poured in everytime it rained. Took 6 months to get that fixed. He cursed at my sons constantly and threatened him. I moved out after being told my sons and I were not wanted there. I left the apartment spotless, even patched the holes from picture nails. It has been 8 months now and he still will not give me my deposit or even a letter stating why he won't return it. We go to court on the 19th of Dec. to battle it out. Luckily I taped every room in the apartment when I moved. Wish me luck!!!

Protect yourself with a walk-through inspection prior to move-in

Hello-- I would suggest doing a walk-through inspection with the manager or landlord when you rent an apartment. Document any pre-existing conditions such as dirty appliances, torn or missing screens, holes in the wall, not painted, etc. The landlord gets a copy and the tenant keeps a copy. If your landlord doesn't agree to do this in the beginning, the tenant should do it, date the inspection form and mail it, with proof of mailing/faxing to the landlord for the file copy. When you move out, do the same thing. Ask what you will be charged for, offer to fix it yourself to avoid a charge. It is almost always cheaper for the tenant to do the labor, however, a "half-a*s" job will probably cost you more than if you had jsut left it (globbing a lot of plaster on the wall to fix a hole, necessitating a sanding job for someone else, for example). Don't rely on verbal agreements. Do the inspections in writing, sign them, get the landlords signature as well. That way, there is no dispute or discussion about how things were in the rosy beginning.

Well I took Louis Capra to court to fight for my deposit back. This man has no morals at all, he got up in front of the judge, swore to tell the truth and lied throgh his teeth. He told the judge that there were 4 holes in the walls that cost $50.00 a piece to fix, ( I had video taped the apartment before I left, I even patched the holes from nails that held pictures) there were no holes. He told the judge that he had to replace all of the carpeting in the apartment, another lie. I was just over there and the same carpet I had is still throughout the whole place. He told the judge that I had cut a hole in the linen closet door for my dog, that hole was there when I moved in, the people before me had a cat litter box in there. My dog is a medium to a large size dog and can not fit into a cutout big enough for a cat. I lost my case because of his lies. Don't let him rip you off too. If you ever check out any apartments owned by Louis Capra & Associates......RUN...and don't look back. He will cheat you like he did me. If you do rent from him..get everything he says or promises in writting, his word means nothing.
