We are in a similar situation. We travelled to Bourgas to view the properties. We were looking for an investment and we were told the following by MRI

1 That all the developers that they worked with had been over years so were trusted

2 That we should buy a Studio apartment as this was the most suitable for rental agreements

3 They advised us that we would have no problem getting a mortgage with our financial circumstances.

4 That Legal independance would look after us and our interests. Infact we were told that they would completely look after us.

After we paid the deposit we were told that we did not qualify for a mortgage and that we had to find the money some other way so we did to avoid loosing the 40% deposit we had already paid. We have just been told that the rental agreement has not been paid and we need to pay 1000 euros to start the proceedings + 4% of the claim if successful.

We are trying to talk to them but we are just getting the brush off. We are absolutely devastated we would never had bought the apartment without the 3 year rental agreement. I feel like crying everytime I think about how all they have been able to just rip us off

Please if anyone is going to take any sort of legal action then we would be interested in joining in as there is no way we could afford to pursue this alone

In 2005, I paid a 30% deposit on two seperate developments in Sunny Beach, with all the usual promises and forecasting that came with them of course. The first development completed in June 2006, and despite a good credit rating, furnishing the completed 1 bed apartment, and spending nearly a full year ringing CFP, MRI and Legal Independence, the mortgage eventually failed to come through and I lost the lot, nearly 30,00 euros. CFP promised the mortgage throughout, and were repeatedly warned of the situation that the developer wanted payment, as were MRI, In the end it was too late for me to do anything about it. There have been many argument's since and nothing as come of this. The second, a studio apartment completed this year, but luckily I arranged the mortgage myself. I have never had an answer as to why the mortgage never came through. There is something very obvious here, at the time I was dealing with CFP, MRI and LI, there was no credit crunch, however I gave them a 20,000 euro deposit, and paid for an MRI furniture pack amongst other expenses, e.g. notary, survey etc. I received back absolutely nothing! There is no other way to put this, I gave them my savings, and they literally said, 'Thank You very much for your donation fool'. How many more of us have been a victim of this very same extortion. The worst thing is that the mortgage on the studio only amounts to what I paid out on the other apartment.
