I am extremely sorry that you had to deal with people like that. But not all of us tenants are like that. My fiancee and I are renting a 4 bedroom (3 bedrooms due to the owners expanding the Master) and the car port was turned into a family room. In 4 years he has only raised the rent up $25 and has put in brand new carpeting. When we first moved in I asked the landlord if I could clean the house, instead of paying a cleaning crew to do it, as I would reclean anyways,and just give us a lesser deposit. Since my fiancee has known the owner for 20 + years, he didn't charge us any deposits, only the 1st and last months rent. We have added many things to the equity of the house, inside and out, like fixing the broken sprinkler system, growing grass in the front yard again, painting, installing ceiling fans, fixing drainage problems, keeping things clean and even paying for our own lightbulbs. His last tenants would call him because a light was out and he had to supply the bulbs, for crying out loud. He even reimburses us if we give him the receipts for things. We are proud of the improvements we have made, our "sweat Equity" if you will. We have paid our rent on time, except for once when there was a family emergency. he never has to come to the house anymore, he lives on the west side and we are on the east. So, not every one is out there to take their landlords for a ride, but watch your backsides and do all the checks you should. In our situation though, he didn't do the checks on us, although we got rave reviews from our previous landlord due to the fact that I even cleaned the carpets better than his hired crew did!
