Optimum is notorious for this fraud as well as many other frauds that occur in Property Management. It’s amazing why this company hasn’t been investigated for their crimes. The problem is in the state of California property management companies have no real regulation in place so unethical companies like Optimum unprofessional Management get away with their fraudulent activities. If people have enough money to take them to court they threaten to counter sue and tie up the matter hoping unhappy customers back away because they don’t have the funds for a drawn out legal battle. Besides trying to get a class action law suit another way would be to send a letter to the State Attorney General in California her name is Kamala Harris. Do a search for Optimum Management complaints and you can find a plethora of websites ranging from Yelp to the BBB. Also do a search on Google Chrome for just Optimum Property Management and on the right side of the page there is review results. All of the above listed review websites reviews have nothing positive to say about this company that takes from people without providing what they are supposed to provide. It’s a shame that they are still in business.
If it can be accomplished get as many people to write the State Attorney General and that would be the start for the opportunity for JUSTICE!

Unlike the original complaint, we DID pay our rent on time every month. WS Realty (Optimum Property) told us not to worry about the "final price" on the rent to won contract. We were told they would help us negotiate price down. However, they must be telling the property owner/investor they will get them the fill price. After a year of consistently high rent payment, we were pre-approved for the mortgage. But, the investor wouldnt go under $245,000 - the price in the contract we werent supposed to worry about. The fair market value was closer to $115k - $125k. And what about the $18,000 rent equity credit? Nada! We had to walk away from the home we planned on buyong and living in forever! And we are not the only one. We personally know 2 other couples in the exact same situation. We all pay rent faithfully but found that WS made the same dishonest promise. Lawsuit? Count me in!

This post is in response to the complaint filed on 1/29/13. We value our name and our integrity in every regard. We trust that our reputation as a property manager and we are also strive to help future homeowners to get their first step into homeownership by offering a Rent to Own Program. We do have countless success stories, but as with success there are some unfortunate failures as some tenants do not qualify for home a purchase due to personal reasons beyond our control. We always strive to provide top quality service as a property manager and to our tenants as they are on the road to future home ownership.
