Some of the apartments these people 'manage' put them barely above slum lord status. They are absentee landlords and all they care about is getting the rent from the residents, and they don't give a crap whether they are living in terrible conditions or not. Three months ago they sent us a notice for not paying rent when we had already paid. I sent them copies of money order receipts mailed on the 30th of July (for rent due August 1st) and demanded an explanation and several days later they finally called and told my mother it was a mistake. They had tacked $130 on to our rent with the mistaken notice and now that we are trying to move they are now claiming the $130 is previous charges and still trying to get us to pay it. The mistake they had made in August was the residents in the apartment below us moved months ago and P and H finally noticed they hadn't gotten any rent from them and mistakenly thought it was us that had not paid.



In order to get any maintenance done, you better call the maintenance guys directly and not go through the office because if you get a response at all from the office it could take days. The maintenance guys themselves are pretty decent. The guy in charge even called me back on Christmas Day 2008 regarding a stopped up garbage disposal.



Where we currently live in Mesa (thank goodness for not much longer!) nothing has been done in months, and the bug people have not been around in at least six months. Believe me, we HAVE asked. There is a dangerous situation with two steps on our staircase where one is cracked and the other the frame is loose and you can easily catch your foot on it and trip. I did the other day while carrying some groceries up the stairs. What if someone tripped while carrying my baby nephew or niece, or my older parents tripped? They are 75 and 70 years old and not in perfect health. The cover to where the air conditioner filters are inserted is hanging loose from the ceiling because it only has one good screw on it. The cabinet where the water heater is located has one wall missing. One of our cabinets has no door on it. The blinds in the living room are missing several slats. There is mold in the building, and plumbing issues in all four of the apartments. The kitchen floor is sagging, the apartment needs painting and the rugs all need replacing. Birds had made a nest in the ancient air conditioner at one point, and may still be doing so. There is a smell coming from downstairs (sewage, a vacant apt?) wafting into our apartment and all P and H said was it wasn't our concern. These are only some of the issues involved.



The topper to the situation at our current apartment is that back in September a notice appeared on the gate to the fence around the building. It was taped on there with blue painter's tape and not one resident was told about it individually. If I hadn't seen the notice and made copies of it it might have blown down or been taken down by someone and none of us would have known until someone showed up to tell us we needed to move out. The notice indicated the building was in foreclosure and was scheduled to be sold on November 10th. No one knows for certain if it will be sold, or if there is even any interest from any buyers. No one knows what the bank is going to do, and P and H isn't giving any of the residents any information or doing anything to help the residents. Since we do not know what is going to happen to the building, we also do not know if we will even have a place to live after November 10th. This is the reason we decided to finally get out and find another apartment instead of just talking about it.



Today my mother called P and H regarding their calling a relative about our rental status.  They had no business calling anyone about us and my mother was understandably upset. Patti from this poor excuse for a company first told my mother to 'be quiet' and later to 'shut up'.  There is no excuse for her treatment of my mother.



Basically my point is, if you are thinking of renting any property from P and H Realty-DO NOT DO IT! I guarantee you will be sorry if you do.

False statements from an angry tenant who never pays rent

Gayle would have you believe that P & H Realty is not a reputable company but what she does not mention is that her comment is full of lies and mistruths.

If the apartment that her parents occupied was unfit for occupation - I demand that Gayle provide proof in the following manner:

 - Pictures of the interior showing the condition of the unit

 - Proof that there was a lack of landlord paid utilities provided to the unit

 - Proof that P & H Realty was notified of such "dangerous" conditions in accordance with A.R.S 33-1361 and A.R.S. 33-1363

I doubt you will see such proof because it does not exist. As a matter of fact - this report was written and submitted on October 27,2009 - the same exact date her parents had to be in court for Case # CC2009-628435 for their failure to pay rent for part of September and all of October. P & H Realty was awarded the judgement in that case for a total of $1000.00

Upon further investigation - I have found that Gayle's parents are habitual non-payers and lease violators dating all the way back to 1993. All of this information can be found free of charge and is available to the general public at www.superiorcourt.maricopa.gov . Just click on the link to justice courts. Here is what I have found proving the above statement about Gayle's parents:

 - Case #0721CV-9301958 - 10/25/1993 - Perri Properties awarded a judgement of $391.75

 - Case #0705CV-9800274 - 2/2/1998 - Aztec Springs awarded a judgement of $136.00 - since no rent was owed this was an eviction for something other than non-payment of rent.

 - Case #0721CV-0001897 - 10/25/00 - REB awarded a judgement of $877.78

 - Case #0721CV-0002094 - 11/29/00 - REB awarded a judgement of $886.76

 - Case #0721CV-0102343 - 11/28/01 - Covina Court Apartments awarded a judgement of $841.52

 - Case #0721CV-0301434 - 7/23/03 - Covina Court Apartments awarded a judgement of $875.73

 - Case #0705CV-0503516 - 6/27/05 - Orange Grove South awarded a judgement of $841.78

 - Case#CC2006-029302 - 3/20/06 - Palm Cove Apartments awarded a judgement of $1008.36

And then the last 2 are judgements awarded to P & H Realty - Case #CC2008-113989 for $1553.00 and CC2009-628435 for $1000.00

Why two cases with P & H Realty you ask? Because P & H Realty cares about our tenants and we believed the lies we were fed about them having financial trouble - so we decided to work with them and set them up on a payment plan. At the time we did not realize that they would ever treat us this way - spreading lies all over the internet.

When I found out that this was on here - attached to someone's name who has absolutely nothing to do with this issue - I felt the need to come here and tell the truth.

P & H Realty offers wonderful apartments at an affordable rate. P & H Realty has numerous employees residing in the very apartments that P & H manages - I myself have resided in 4 properties managed by P & H Realty. If P & H is "just a step above being a slumlord" I don't think it's employees would choose to live in those apartments. Gayle has even contradicted herself by telling you how great the maintenance department is and how we even respond on holidays but then goes on to complain about maintenance not being done. Which is it Gayle?? Please make up your mind. Either P & H doesn't do the work or they do. I don't think a "slumlord" would respond to a maintenance call on a holiday like P & H Realty did.

In closing it is obvious to see that Gayle's accusations are coming from someone who is angry because her parents were not allowed to get away with living in apartment for free.
