This Mortgage Company is a family owned rip-off-consumer, dishonest, company that uses deceptive tactics. David L. Bellerose his wife Darlene D. Bellerose and there children Ashley Bellerose,Kelly Bellerose and Brandie Horne.

My husband and I needed to refinance are home loan we got in December 05 because we had to get a hardship loan with a high interest rate after 4 months of trying to get out of a bankruptcy.

When my husband met Darlene Bellerose in August 06 he explained are financial situation and was very forthcoming with his credit and his score. He explained to Darlene we have been struggling to pay our mortgage from December 05 on time and all are other bills so we could refinance to get some much needed money back and a lower interest rate.

We have been trying to refinance since March 06 with two different brokers and have received nothing but empty promises and false hope. My husband was very,clear that we need complete honesty, no false hope, no broken promises that this has already became a nightmare. He explained to Darlene that the broker we are dealing with now after having the loan for over 2 months the best he could do is 7,000 cash back, would not be able to pay are vehicle off, and a high pre-penalty if we wanted to refinance. We need atleast 14,000 to pay off some bills, medical and some much needed home repairss.

My husband was very clear that we have had allot of un-foreseen tragedies come are way that caused us financial hardship resulting in a bankruptcy. My parents passed away suddenly 6 months apart with no life insurance to even bury them. My husband was laid off and I was diagnosed with skin cancer. The last thing we need my husband explained to Darlene was false hope. If we had no other options we would have no chose, but to sign with the other broker.

Up to this point in August 06 we were not late on our mortgage, but was not sure if we could make the next month on time. Darlene was well aware we were crunched for time and did not have months to be strung along. Darlene convinced my husband to give her Mortgage company a chance. She said all the right things it was family owned, there religious, honest people that are only in the business to help people. Boy we later found out that could not have been further from the the truth...

Darlene gave my husband her word (wich come to find out means crap) that she could get this done no problem knowing our credit and all the facts in 2 weeks with the cash out we want and a lower rate. She said as long as we get the apprasial for atleast 300,000.

We jumped right on it and found the best Appraiser we could find and paid $400.00 so it could be done in a 24hr. turn around. The house was appraised at 315,000 we were thrilled better then we hoped for.

After weeks of a run around we were told that even with the high appraisal, are credit improved and paying our current mortgage on time we would have to go with another hardship loan with a pre-payment penalty and not the cash we want. We were of course frustrated after Darlene gave her word that if the apprasial was atleast 300,00 it would be no problem.

Now we were told we had to improve my husbands score to over 500 and then we are home free no hardship loan and the cash we need. They said they had a program that guarentees a higher score. Ironically his score was 498 we only needed 2 points. After 2 weeks it went up to 509. We were thrilled and thought it is finally going to be done.

Well weeks go by and it's more excuses and a run around. My husband explained to Darlene time is crucial now!! We are late on our mortgage, bills are piling up and through all this my husband was rushed to the hospital after he passed out from high blood pressure. He now is on medication that makes him throw up frequently and his doctor said not to be under allot of stress. Guess that Dr. never met the Bellerose's.

Darlene gave her fake sympathy at what this has caused and once again gave her word that the loan would absolutely be done by October 1st 06.

Well here we are October 12th 06 and guess what the loan is not done. After weeks of bull crap we were told the lender approved us for 24,000, at a lower interest and it was being prepared to go to the title company. It went to the title company September 28th 06. I cannot even begin to describe the feeling after 5 brokers and over a year we were finally going to be relieved of the financial hardship we had been through. After all the heartache and prayers it was going to be done. We were elated!! That was short lived and once again are dreams came crashing down and shattered.

There was a problem with a deed that was suppose to have been filed by the title company in December 05 removing my husbands father from the original loan. First off for some reason the title company screwed up and never filed the deed and now there was a lein against another person with the same name as my fathernlaw. It was affecting my fathernlaw even though it was a different person. Even though the social security numbers were not the same the tile company said we had to clear it up with the IRS. We did not have that kind of time now..

After a week we came to the conclusion we could file the deed that should have been filed in December at the court house then we could finally sign. That was the last obsticle nothing else could go wrong.. On October 6th 06 my husband spoke to David Bellerose to make sure we were all set to sign because when my husband went to the court house to record the deed to are surprise we had to pay $600 by law toward our taxes. My husband got the ok from David this was the last thing we needed to sign today because we did not have the funds to cover the check. No worries we were told once we sign we will get the 24,000 and can cover the check.

Well the sad conclusion to this story on October 6th after we filed the deed all of a sudden out of left field David informed my husband the lender is pulling out of the original loan even though it was a done deal and the title company had it for a week. He told my husband they were now questioning the appraisal amount and would only approve us at 65% giving us roughly 7,000.

When my husband told me thank god my children were out of the house cause it felt like Train hit me! I fell to my knees crying and screaming like a baby. When I got some of my wits together I called David at 5:00 PM October 6th 06. I was crying and mad never once did I threaten him or call him every curse word I knew, but mind you I had to bite my tongue.

I told him how they have kept us strung along with broken promises, lies, false hope, never kept in touch with us, terrible at returning phone calls. I explained how we are in worse shape now then 8 weeks ago. We could have signed then with the former broker and got the 7,000, but we trusted your wife when she gave her word. Now we are three months late on are mortgage, are score is below 500 again, we have written a check for over 600.00 to the court house and we do not know how we are going to cover those funds. my husbands health is in jeopardy and his work is not happy with all the time off from work he has had to take regarding this loan.

David Bellerose is a heartless non human being. As I cried my eyes out through out are conversation he was very stoic, un-sympathetic and it was like pulling teeth to get a response from him. He could have cared less what him and his wife had put us through. He claimed to me the lenders pulled out because of our bankruptcy and almost started forclosure on our home. I sais that is bull crap they were well aware of both of them as they even had the bankruptcy discharge papers. David said oh I know they knew they cannot do that I sent a rebuttal, but they left for the day at 2:00 pm.

Funny how David told my husband a different story they pulled out because of the appraisal. When we tell the truth we tell the same story, but when we lie we cannot keep are story straight. Why is it that David knew the lenders left at 2:00, but at 5:00 when I called him he still had not called my husband to let him know that three hours later. I said to David well now we have to wait till Monday for a response? David's heartfelt answer was "Nope it's a holiday have to wait till Tuesday" Now we have to sit on egg shells for 3 days. David said very clearly we are not given up. I told him My husband is already on his way there to talk to you about what to do. Big mistake telling him that as of course David took off not even a simple phone call just left us hanging all weekend.

I made good use of the three days and refused to become a victim. I spent all weekend researching the laws and our rights online. Luckily I was smart enough to tape my conversation with David on Friday. I am reporting David and Darlene Bellerose and there company with the Better Business Bureau, the Department of Housing and Urban Development, have filed complaints against there license and of course have filed this complaint with you fine folks at rip off report. We also decided we were going to hire a Real estate Attorney to over see the loan.

Needless to say we had to get a hardship loan against our 401k and pay a penalty to hire an Attorney.

I called and left a message with David letting him know how upset I was regarding his attitude on friday. I also explained we needed are file first thing Tuesday so our Attorney could look at it.

Surprise! Surprise! My husband was told on Tuesday that they would no longer be our brokers that after my justified phone call to David on Friday was to much stress for them. When we told our Attorney he said right away that is a red flag they know they had done wrong. They did not change there mind because of my phone call to David. They are running with there tails between there legs because we retained an Attorney.

When my husband picked up the packet from them regarding our loan we looked through with our Attorney. What a freakin mess. First of all there were to many brokers involved in the loan. All of the family members listed above were involved in it. Then to our surprise the only reason the lenders changed the guidelines on the loan was because of the appraisal no mention at all of the bankruptcy or foreclosure that David told me (good thing I have David on tape) The biggest thing that pissed us off is David was notified Thursday morning October 5th 06 by the lender of the change in the loan. David is a complete LIAR! when he told my husband October 6th 06 after noon that the loan was all set to go just file the deed and then we can sign.

WE PRIDE OURSELVES IN OFFERING THE HIGHEST LEVEL OF CUSTOMER SERVICE. OUR PURPOSE IS TO SATISFY YOUR NEEDS. BY PUTTING YOU FIRST, WE ASSURE YOU A PLEASURABLE TRANSACTION"

I could go on and on with there load of bull crap, but you would need an pretty big shovel. I am so tired of businesses taking advantage of consumers claiming to be God loving, honest caring people makes me sick to my stomache. Boy peoples word means nothing now a days. I do not know how people like David and Darlene sleep at night. They took advantage of us at a very weak, low point in our lives. They give a new meaning to kick you when your down. How would David and Darlene Bellerose feel if they were going to lose there home at 6421 Stanwin Dr. Apopka, Florida and trusted there broker when they gave there word.

Thank you and a word of advice always hire a Real Estate Attorney to protect your rights when you are dealing with a mortgage. What doesn't kill us makes us stronger!

Just wanted to add funny there are other complaints here against the company..
