I want everyone going to Cancun, Mexico to be aware of the dishonest sales practice being used by Sunset Group. They also operate a few other hotels in the area, Sunset Lagoon, Royal Sunset Beach and Fishermans Village.

I vacationed in Cancun mid February and attended a timeshare presentation that was only supposed to last 90 minutes at the Sunset Lagoon. A few hours later I found myself at the Royal Sunset Beach, in the Sales office surrounded by other tourists getting the hard-sell.

They repeatedly told me how great an investment this timeshare was. How they will rent out my timeshare for $1500/week. They also tell these fantastic tales how the value of the timeshare appreciates 10-15% a year. These claims are far from the truth.

After 6 hours of listening to their high pressure pitch, they finally broke me and I ended up paying 30,000 for a two bedroom, two weeks per year. They also gave me eight corporate weeks. I walked out of there, feeling relieved just to leave.

After researching the Internet in Mexico, I found out that timeshares depreciate immediately. There are people that cant even give these things away. I also found numerous complaints against this company and feeling deceived, I immediately tried to cancel my contract.

Three days after signing my contract, I tried to cancel it. I spoke to the sales manager Brendon Rosberg and Alberto Benray. They refused to accept my letter stating that I waived my 5 day right to cancel, which is illegal. They then proceeded to threaten me with a lawsuit. They said I could only downgrade my timeshare. They intimidated me to reduce the weeks to one week per year and cancel the yacht club access.

I still wanted to terminate my contract. I then proceeded to send a cancellation email to [email protected] and also followed it up with certified mail within the 5 Day Period.

To this day, I have only been in contact with Jennifer, who wont cancel my contract. I plan on seeking legal help and help from the Mexican and US government. Im not going to stop until I get my money back. I also want to get the word out that these people CAN NOT be trusted.

I will continue to update this site with any new information.

I had a terrible experience with this resort, they lied to me at a presentation telling me that i was going to be able to use my timeshare and then to rent it would be payed by itself, but it never happened, not only i couldnt rent it but also i couldnt even use it, theyve stolen me lots of money, and time!!!! Be smart and stay away from this nightmare. Looking for a solution to my problem i found this blog where at least ive learned a lil bit more about what to do in those cases, and maybe theres still a way out for all of us! Good luck

I was also scam out of close to 9,000 CD, which was taken as down payment, back in 2009 and it took until 2011 for PROFECO, a Mexican Government Agency to cancel my contract with Sunset, free of charge. Sunset stil mange to stole our down payment. i under stand what everybody who was scamed by Sunset is going through. I did try to cancel the contract after the second day of signing it. i went back to the office where we signed the contract and talked to the manager in charge at that day. We were told that we could not cancel the contract because we have signed a letter which was written only in spanish and which was the only one of which we did not get any copy of, in which we had given away all our right s to cancel the contract, even thought, the contract stipulated that we could cancel the contract withing 5 days, and literately pushed us out of the office. Intimidation, powerless, desperation and anger staid with me until 2012 when i was able to pay for the money sunset stole from me and my family. Don't let them do that to you, google them before you sign any contract.

I haven't heard that Mexico's on the rise quite yet with Swine flu going around... but my aunt used to live there; very nice place. AND... if you ever feel like you need a refund... as Alan's noticed... it's very easy. I'm not sure why you'd want a refund though; their selections are very nice. :) -Adam

i do agree that buying property in mexico, especially cancun is probably a good investment. cancun/mexico is a hot spot. mexico is on the rise, i was barely able to book a flight to mexico jsut 2 months ago. i did stay at the royal sunset and my that place is amazing. the beach had me spoiled i don't want to go to any beaches in the state after going there. anyhow good thing you worked something out with them, they sound like cooperative folks over there.

Yesterday, Jennifer informed me that Sunset received my cancellation requests in the proper time frame. Sunset agrees to cancel my contract and provide a full refund which may take up to 15 Days. I appreciate her help so far. I will update when the refund comes through.
