I asked for his phone #, which he didn't respond.
I sent him an email and it bounced. Then he said: You can email it here [email protected]
So I sent him a brief description of my client's $19M loan request (bridge loan on land) and then he came back with:
Hello We finance in the US and internationally,I have reviewed the below request and we are keen to proceed, i can work with an interest rate of 5% for this deal. however there are some missing detailed information that we would require to help us in our assessment of the request which are listed below Borrower full name and address Please provide us with the above so i can prepare a detailed proposal suitable for the request for your review. How fast does your client need the loan? Regards Henry John
So I knew something was funny, because he offered 5% (which is totally out of line) and did so without asking any substantive questions about the subject property.
Then I get an LOI with this name at the bottom:
GAIL GODFREY THOMAS,
CEO/PRESIDENT.
ATWATER FINANCE CAPITAL
So I looked up this person and there's a lot of inconsistencies:

You should see headshots of 2 different guys and all the names are mixed up.
I called the phone # on the term sheet and one can tell that the voice with a distinct accent does not match the photo of the guy in this LinkedIn profile: linkedin.com/in/henry-john-49372b16b.
