My wife and I are owner/occupants of a unit in Golf Terrace Condominiums located inside the Lake Forest Golf Course in Daphne, AL. We purchased our condo in February of 2018, and since then have paid the assocation over $9,000 in monthly dues and special assessments. Unfortunately, the overall condition of the buildings and grounds remains deplorable.
The roofs, gutters, siding, and more on all of the buildings needs to be repaired or replaced. There is a current termite and carpenter bee infestation in all the buildings. We have had intermittent rodent infestations in several buildings.
The balconies and stairways leading into the majority of the units need to be repaired or replaced. These items are in such poor condition that they represent a real hazard to residents and visitors. Laundry areas are sometimes left nonfunctional for months.
The grounds are poorly maintained. Common areas are filthy, grass is either missing or weeds are left to grow several feet high before being cut. Trash is left to sit or overflow out of receptacles before being addressed.
We have brought these and other issues to the attention of the Board of Directors repeatedly through phone calls, emails, and contact forms on their website. We are told to be patient or ignored completely. This has been going on for nearly 5 years with no improvement - only empty promises and disappointment.
Additionally, it has come to our attention that there are several unit owners who are also local real estate agents and/or investors. These persons have purchased units for the sole purpose of renting and/or selling them. They do not live on the property, and appear to have very little knowledge of day to day activities.
These individuals are given preferential treatment when any repairs are done - while the overall quality of life in Golf Terrace continues to go down. Unit owners are paying fees and/or assessments for maintenance and/or repairs that do not get done, or are done completely inadequately.

Unfortunately, after trying all available remedies and giving the Golf Terrace Owners Assocation (HOA) our absolute best faith effort, time, money, and patience - we were ultimately let down completely.
We are currently attempting to help tenants in the Golf Terrace Condo community in Daphne, AL file complaints against their licensed landlords and/or break their leases.
