It's nothing more than an advance fee loan scam which most people have the common sense to see.

I have term sheet and loan contract agreement for $20m for a acquisition on the Multifamily apartments. It states in the contract the $816 registration fee to be paid after sign contract and the $10,500 to be paid from funding The $397 closing costs was requested when it was scheduled to be closing but they requested it upfront would not let it be taken out of funds. I paid a total of $1213 upfront fees no funding no closing no refund.

You thought that someone was loaning you $20 million and you just needed to pay a $1213 "upfront fee" to get it? First, you never, ever pay "upfront fees" for loans and anyone who asks for one is a scammer- this is something most adults have figured out. Second- $20 million? Come on. Tell us another one, Mr. Trump.
