Don't let these innocent faces fool you!! They'll make empty promises and take money right out from under you!!!
I hired this company for peace of mind - to protect my property and ensure my home is well taken care of. They have repeatedly abused and taken advantage of their position.
First of all - I made it very clear to them - Do Not make any repairs or do any service without informing me FIRST! They told me they would be sure to tell me beforehand. LIES!! Don't expect to be notified of any work they do until you get SHORTED on the rent payment! This not only happened right after they said they would tell me, But THREE TIMES AFTER!!!!
Second - They tell you they do Quarterly inspections. I NEVER received anything from them showing the state of my property. I had to ask them if they even did the inspection. Then after asking over and over, their only response is that your house looks fine.
Third - They take their sweet time depositing the rent payment into your account. The rent is due on the 1st. I never received the payment on the first though. In fact, It took them usually until the 10th to pay me for what is rightfully mine.
And Finally - THIS IS OUTRAGEOUS!!! - They were given 30 days notice from my Tenants but THEY did not tell me!!!!! My house is now vacant and without any warning whatsoever! PLUS - They did not pay me for my entire November rent since the tenants left on 11/4/13. Leaving me to pay a huge mortgage without ANY NOTICE WHATSOEVER!!
BE WARNED - This company is CORRUPT and has NO INTEGRITY!!!

I just want to state that Adventure Property Management has been a nightmare since we started business with them. We were in a very tight spot when we were referred to them to run our property for us. Kimberly was so nice and comforting and professional in the beginning. When we got to the contract phase we started noticing holes and we had a lot of questions. She was very good at answering and replying. Once we got good renters in, it just went down hill. The rent was always late (from the company, not the tenants), and it was always short. Every month there was some kind of expense. Nothing huge. But it all adds up. When our first tenants through her company up and left, we were in shock. She didn't give us any heads up. In fact, after everything happening, we found out she had known for a long time. Refused to hand over deposit money to help us pay the mortgage, didn't tell us of any damages (we found out later on from family in the area), and she continued to lie, and get mean. She even started to play my wife against me through the whole process. We decided to give her the benefit of the doubt and just get another tenant in our home. She than lied to us about maintenance and move out/in repairs. Our grass was dead and we were paying for lawn care. Our garage door was broken and don't get me started on the inside. She let 5 room mates move into our home without prior approval!! Wefired her almost 3 months ago, kept our tenants and have had smooth sailing since without her company's. She has yet to send us all of our records and owner statements, and on top of all of it....she owes us for bounced checks!! What a rip off. Beware owners.
