I can't say much as to how this company treats their automatic draft customers, or how it handles it's mail, but, I do know how they treat us. I've dealt with 5 Mortgage companies over the last 10 years or so, and I've learnt a harsh lesson dealing with the last few.

My first mortgage company treated it's customers with respect. I had less then evniable credit at that time, and a lot of issues on my credit report. Since then, my credit score has gone up nearly 100 points. I sold that house, and got a new house. Instead of being smart, and going to a company I knew, I went with a broker that our realtor pointed us to. The broker was unorganized, and we had a ton of issues just making the closing. The company they got us a mortgage with serviced almost all of the mortgages they brokered. That company also sold 100% of it's mortgages. I was OK for the couple months with that company, and have no complaints. then we were sold to another company which was very pushy, but I only had to deal with them for a couple months. then our first, and second mortgages were sold again, to two seperate companies.

Our mortgage states that it is due on the 1st, grace period until the 16th, where we get a late fee, but no other action until the 30 days past due. Due to moving expenses, and loan origionation, we're still working on getting our finances completely sorted out, so, I'm paying electronically between the 12th, and 15th of every month as soon as my 2nd bimonthly paycheck clears. I have two completely different stories from my current mortgage companies.

First Mortgage (NOT ASC) I never receive any calls, or threats, when I call them, the company is curteous, One month when we had some problems, a call cleared everything up, and they didn't call me until the 30th (the day that I had arranged to catch up payments with them). They told me their policy isn't to call until after a payment is past the grace period.

Second Mortgage (ASC) The phone starts ringing on the 4th of every month, if you make payment arrangements, and they accept you will pay by the 15th, they continue to call several times a day, once the payment in, they CONTINUE to call and harass you for up to 48 hours while their system registers the change. When a CS rep tells you that you will not get any more calls until a certain date, they are lying, and you will likely get another call that day. When their call volumes are low, you can expect up to 10 calls a day. One time when I was waiting until Monday to make a payment (since they were closed, and had no web payment system) the phone started ringing over the weekend non-stop. it was a recorded message telling me to call them to arrange payment... one problem, when I called the number on the message, or the one on the bill, their offices were CLOSED.

bottom line, ASC doesn't act like a respectable Mortgage company, they act like a bunch of thugs working for a debt collector, they have a pathetic excuse for a computer system, and even worse customer service reps.

If you're one of those that never has a financial glitch, never has anything go even slightly wrong. never gets stuck working overtime for a week, and feels comfortable with automatic drafts out of your account, then you have nothing to worry about, any mortgage company will work for you. For the rest of us, there are a scant few that treat their customers as human beings. ASC is not one of those. The first company I dealt with, and my current first mortgage provider are part of that group. But as of now, I'm getting closer, and closer to biting an early payoff penalty just to get away from ASC, and to a company I can trust not to sell my mortgage to a debt collector with an attitude.

Oh, and I go through all of this while I pay extra on both of my mortgages every month. go figure.

I, like so many others am having the same issue with this company. It was suggested that I file a complaint with the Baltimore Better Business Bureau, which I have done. If you as well as the others do this, maybe something can be done. Get the word out. There are so many complaints out there not just on this site, but if you go on the web and search for ASC americas servicing co. you will also find other complaints against them as well. It takes an army to fight a war. The Baltimore Better Business Bureau has a web site that you can file the complain on. Here's the address below. Hope this helps.
