I have an escrow account with Ameriquest and they didn't send a check for my taxes until after I received a letter from the county tax collector. Ameriquest finally paid my taxes but the first installment payment was late. They did pay the penalty and now they are trying to collect that from me. They are nothing but Dirty Rotten Scoundrels.

You mean to tell me that Ameriquest is the one that wants to sell your home since YOU asked for a refund on your escrow balance?? Well, had you not asked for that refund...the tax bill would have been paid in full and your "situation" would have been resolved. It's your fault that the taxes weren't paid. It's not the fault of a mortgage company. They simply set up an escrow that is an ESTIMATE of your taxes due. If your taxes go up the following year...you MAY OWE MORE MONEY on your taxes. Mortgage companies cannot control your taxes.
