In July of 2005 I contacted Ameriquest Mortgage for a home loan. I just moved from Ohio to Florida and was looking for a loan. We had some issues financially and I told this to Ameriquest from the beginning and was assured that we could get a loan. I was faxed an approval letter and my real estate agent was faxed an approval letter and we began looking for a house.

When we located a house and put in a contract I immediately contacted Ameriquest and they began the loan process. I supplied all the documentation they requested. A few days before we were supposed to close on the house we received the final Hud I which was supplied to myself, real estate agent and the relocation department of the company that moved me to Florida. My relocation department said these was way out of line and we did a conference call to Ameriquest who said they would fix that to meet the correct points etc that my relo department would authorize since my company was paying the closing costs as part of my relocation package.

I also obtained home owners insurance and had the agent contact Ameriquest. In doing so he was told that they already obtained insurance for me at a better rate. I contact Ameriquest pretty upset that they did this without my knowledge or consent and they told me the just obtained a quote not a policy and they faxed the quote to me. It was not as good as the insurance that I was getting so I called the agent that Ameriquest obtained the quote through and he said that Ameriquest told him I wanted the policy and the policy is already in force. I asked him how could he put a policy in someone's name without them personally giving him their dates of birth and social security numbers and without their permission to run credit. I work for an insurance company and know it is illegal to do what he did and he said he knew better then to listen to Ameriquest and that the girl who authorized it gets a kickback from him for the referral. I told him to immediately cancel this policy and he did. I then called Ameriquest who did not return my calls.

The day before we were supposed to close on the house I received a call from Ameriquest which mind you was on a Sunday morning and was told that they could not get my loan to go through and sorry but we cannot finance you. I was pretty upset and told her that they gave us a good faith estimate, an approval letter and faxed the final Hud I to the closing company and that they needed to find a way to make this work. She told me she would find a way to make this work and would shove the loan down my throat. I then asked for her manager and she said she was the closet thing to a manager this office had.

Monday morning I contacted her manager he was stunned that she did this and was told she had been suspended and that they could not believe everything she did and would have to redo my loan. I was aggrivated because we were supposed to close that day. Later that day we ended up not closing because they kept asking for more paperwork. Ameriquest asked for proof that my other house payment was going to be made by my employer to get the loan to go through since our house back in Ohio had not yet sold and I did a conference call with my employer who confirmed this but would not put it in writing. I told Ameriquest that I had someone to rent my house but wanted to sell it and was afraid to be a long distance land lord and they said could I get the person who was going to rent the house to sign something stating they will rent it if need be to show good faith that this house payment will be made if the house does not sell and I said yes and obtained for them what they requested.

We ended up closing on the house the next day and they had to adjust the points etc because none of it was coming out to what we were guaranteed. They girl who caused us all of the grief was fired but someone managed to keep some of the fraudulent documents she conjured up and after her termination faxed them to my employer.

I tried to explain to my employer that I did not make any of this up and explained to them the situation with Ameriquest and the fraud and kick backs and they did not want to here any of it and I lost my job because I dealt with contacts and my employer felt that I had to lie to obtain a mortgage and that was unethical to them when in fact I never lied it was Ameriquest. I even submitted to them other reports off this website to show them how many people this has been done to and they did not care.

I contacted Ameriqest and told them what happened and that it was illegal for them to release any information from my personal file to anyone and that I want to be compenstated for my loss of job and for the phony insurance policy and how I was treated. I told them I know for a fact that they released the documents to my employer because they were the only ones who had a copy of those documents but my employer will not release copies to anyone without a subpoena. Ameriquest said that was a huge legal problem and they are aware they would be in big trouble if what I was saying was true but without a copy of those documents they would do nothing for me.

I cannot believe a company can get away with this. They also hold the loan on my house in Ohio and over appraised it by $25,000 and because of it we had to get them to accept a short sale. They authorized the decrease in price to what they had it correctly re appraised for and we got a buyer because of the corrected adjustment of price but they guy with Ameriquest who authorized the adjustment is no longer there and they are trying to tell my realtor to ask the guy who wants to buy my house that he has to come in at an offer of at least $12,000 when my house is not worth that and not Ameriquest is rescinding on everything that they authorized.

There has got to be someone out there that can help me. I cannot find anyone who can assist me with this. I am hoping there is an attorney out there that will take my case and help me with all the problems I have had. I have copies of all the documentation including the phony insurance policy and several phony loans that were put in mine and my husbands names by Ameriquest and other documentation of things that they did to us which I did not mention on this since it would take me forever to type all the things they did.

Please do not ever use this company. They know they have done something wrong and have admitted they have done something wrong but are aware that I am a working class person and they are the big bad company and can get away with it.

Renee - I know Ameriquest commits major fraud, but as someone in the mortgage industry I known the borrowers even better. It sounds to me like when you refinanced your Ohio property with Ameriquest they appraised it at what you needed them to in order to secure the refinance loan that you wanted/needed at the time. In fact, Ameriquest pleased you so much on your refi that you contacted them again to do your purchase which turned out to be a disaster. Now that your Ohio property wouldn't sell, and you lost your job for going along with what a 20-year old twirp at Ameriquest told you to do you are crying wolf. When the Amerijerks told you that you needed to show a lease for your Ohio property you did it because you would not have gotten your new home otherwise and you had to know it. Because they had you hook, line, and sinker (approving you via fraud and you would have nowhere else to go), they figured they could charge you as much as they wanted to and that's what they did. When you blew the whistle on the new fees, they pulled out of the deal, costing you your new house and new job. Payment for wanting your cake and to eat it too. This is all very sad and I an sorry it happened to you. BUT you had a hand in it and you cannot deny it. The next time a lender tries to manipulate a mortgage for you that you know you cannot afford (i.e. a mortgage payment in Ohio and another in Florida) let this be a lesson to you - WALK AWAY.
