The appraiser can only transmit the appraisal, or information about the appraisal, to his/her Client - that is by law. Although you paid for the appraisal, it was ordered by a mortgage company for the purpose of loan origination. Therefore, the Client is the mortgage company. That is why the appraiser has not responded to you. Naming you as the client would not have worked either - no lender would accept the report, and in any case, since November of 2005, if the Client is not a lender, we can't use the form that most lenders want the appraisal reported on. There are laws (Fair Lending Laws) that require the mortgage broker to provide you a copy of any appraisal you have paid form. Just send them a letter, certified return-receipt, with all the details, demanding your copy of the appraisal report. If they don't comply within 30 days, file complaints with both Federal and State authorities both in your state and the mortgage broker's state.
