I got my loan in 1998. They started to be a problem in 2000. They have called my neighbors and told how bad a people we are. They have called and cussed us.

When I got a new loan last week, thur a different company. My payoff was a lot more than it should have been. I called they said it was for 3 payments from last year. So I had them send me paperwork on it. Come to find out they have been making corp. fees since 2000. They range from 78 cents to 662.00.

Now I am trying to find a lawyer to get my money back or join a civil lawsuit with someone. Its to hard to make end meet to have someone rip you off.

Hello, it is Texino. You know, when something goes missing over here at the stem cell lab we can be pretty certain that the blame lies with one of those mutant fetal disasters from the clone department. In fact, just today while doing an over all end of month clean up we uncovered a clutch of those rubber heads skittering around with a bunch of mortgage payment coupons crunched up in ther mal-formed claws. Now what we usually do in this type of case is just catch a big fellow and ship him to the bank in a shoe box with a load of the mortgage paper and that is that. Now if you did not get what I am saying, I'll repeat it: We work in a fetal stem cell recovery lab. In the basement, another lab experiments on cloning. Often times one of their freaky clone monster fetus' will escape and come up here where it is warm. For some reason, they will gang up with other fetus' and steal mortage and other coupons from the worker's purses or whatever. Rather than try to explain this, we just catch a big fat fetus and ship him off with a pile of these coupons in a shoe box and it seems to do the trick so far as we don't get calls or collections. Get it? Good. Now I am not saying this will work for you, but you are wellcome to try it. I don't know where you will get your Fetus, so you might want to think of using something else like a rat. Don't use no kitties because that is too cruel! And don't get on me about the fetus thing because they are not babies, they are US Government property and we are working 24/7 to save you all from the disruptive mental diseases of old age. OK? Fine!

If someone from Centex really did cuss you I am sorry. As for the rebuttal. Our company does not pay us to write on this site. We can not post our contact information because people like you would sign us up for ridiculous and various things that would have thousands of tele-marketers calling and wasting our time. you're correct - I shouldn't equate minimum wage to a person's intelligence. And I'd have to apologize if I offended anyone with that. However, Skippie - you talk about my "making assumptions" regarding you. Is that any different than YOUR assumptions about Debbie and the fees Centex charged her? Did you offer her any help with it? If you're such a genuinely concerned employee, and Centex is such a reputable corporation, I would think you and all the other employees who respond on this site would be falling all over yourselves to help Debbie and all the other like her that Centex has ripped off and continues to rip off. -How about a name and phone number for her to call? - Like YOURS? And a commitment to her to help her in trying to get her situation resolved? I NEVER see any of you offer anything other than your standard knee-jerk "it's all your fault" responses and absolutely NO constructive offerings for assistance. Other, genuinely reputable companies have departments for people such as Debbie to go to help analyze the situation and see if it can be resolved. Centex doesn't. -What it DOES is incessantly chant "you're in the wrong" - get nasty and accusatory, outright lie - which one of your representatives actually admitted to me -and demand that everyone has to do it Centex's way and how dare people object to the company's lying, thieving ways. Why don't you put your righteous indignation to work to HELP people like Debbie and others with directing them to the proper department and people to straighten out the problem. Since you're such a good guy, and you're 'volunteering' your time to go on this site. Why don't you try to be of actualy HELP? Show all of us what big hearts you and Centex have and HELP all these people. Instead of making assumptions. I'll be watching for that.

Such strong accusations which of course are nothing but assumptions on your part...Hmm...I see nothing wrong with my spelling and grammar, nor am I being paid to go on this site. I find it quite laughable that you assume I make minimum wage, and that my intelligence is somehow inferior to yours. I'm pretty confident that I make more than you do, but it's a moot point because how much somoene is paid says nothing about the type of person they are. The fact that you stand here and make assumptions on someone you don't even know reflects on your intelligence. From reading your comments on this site it is obvious you have no idea what you're talking about, and that you seem to be the one making things up as you go along. Next time you make accusations and assumptions about people you don't even know, try to atleast know what you're talking about and not just try to insult people because they share a different opinion than you. P.S. It's nice to know that you associate people who make minimum wage as being stupid, really says alot about your character.

Centex NEVER does anything wrong! - It's always the debtors! - Just read all the other "employee responses" on this website and you'll see the pattern. -I'm sure you've already heard it when they call you. In dealing with them you'll find several other common patterns: they ignore any rules - even if they make them up to begin with; their employees who call you can't read - they'll have your file right in front of them - and make outrageous claims about what's in it; they'll outright lie to you about letters you've written, checks you've sent, etc. - all with the common theme that you're the one who's done something wrong! - And then accuse you and others of trying to beat up on them on this website. They also have a number of dimwit employees whom they obviously pay to go on this site to do "rebuttals." However, they're intelligence, spelling and grammer reflect their gene pool and the fact that they obviously earm minimum wage. Great group of folks. Their collections people are of the same ilk. Although it's a long process, my first suggestion is to write Centex what is called a Qualified Written Request. Here's the template from the RESPA site (http://www.hud.gov/offices/hsg/sfh/res/respa_hm.cfm): -------------------------------------------- Attention Customer Service: Subject: [Your loan number] [Names on loan documents] [Property and/or mailing address] This is a "qualified written request" under Section 6 of the Real Estate Settlement Procedures Act (RESPA). I am writing because: Describe the issue or the question you have and/or what action you believe the lender should take. (this is where you demand to know what the charges were for - that Centex has to explain them - and if they weren't included in your original contract - demand that they be reimbursed to you by Centex.) Attach copies of any related written materials (all the statements/materials that show a "corp fee" listed and the amount) - also a copy of your contract - showing that those fees were not mentioned anywhere). Describe any conversations with customer service regarding the issue and to whom you spoke. Describe any previous steps you have taken or attempts to resolve the issue. (Keep notes - dates/names/phone numbers/extensions/and a recap of the conversation you had - including if they cussed you, were abusive, lied, -I've had them accuse me of "post dating" a check - when I didn't - and other made up things - all of which I kept track of - because they DO lie- etc.) List a day time telephone number in case a customer service representative wishes to contact you. I understand that under Section 6 of RESPA you are required to acknowledge my request within 20 business days and must try to resolve the issue within 60 business days. Sincerely, [Your name] ------------ REMEMBER: This letter SHOULD NOT be included with your mortgage payment, but should be sent separately to the customer service address. You SHOULD continue to make the required mortgage and escrow payment until the request is resolved. You may bring a private right of action under Section 6, if you suffer damages due to the lender's servicing of the loan. See the RESPA statute and regulations. --------------------------------------------- Be SURE to send this letter via Fed Ex or UPS or some form of mail delivery to Centex's Customer Service - so it HAS TO BE SIGNED FOR. -And keep track of when it's delivered. -Keep the tracking numbers and check online for when it's delivered and print that out. Keep copies of the letter and the tracking numbers too. Then count off 20 business days. Trust me, they'll ignore this. Once the 20 business days have expired - e-mail HUD at this address: [email protected] -tell them about your complaint and that Centex hasn't replied. Then write Centex another another letter - that has to be signed for, etc. and point out that you haven't heard from them within the 20 days. Also point out that you've contacted HUD and that the clock is ticking. Basically, they then have 60 days to resolve the issue with you. When that time elapses and they still haven't responded, you contact HUD again. You should also file a complaint with your State Attorney General's Office: http://www.ago.state.mo.us/ -you can get a complaint form on their site. They won't be able to do a lot, necessarily, but if each consumer will keep filing a complaint, perhaps Centex will eventually be brought to account. You can also file a complaint with the Federal Trade Commission - they're the government entity that is supposed to help police Centex. You can find them at: http://www.ftc.gov/ I know they've done lots of business in Arkansas, Missouri and Texas - and it looks like California. They're a predatory lender and if the AG's offices across the various states keep getting complaints, perhaps gradually Centex will begin to feel the squeeze. Good luck Debbie. Don't let some idiots who are trying to cheat you intimidate you! - Fight for your rights - and to get your money back! -Centex lies, cheats and steals. If we don't fight them, they'll just keep doing it! -

I did make all my payments. I also paid all late charges. This is corp. fees. Even on payments that were made on time. No one should have the right to tell my neighbors my business or cuss me on the phone.

If you missed payments, it is perfectly normal you would need to pay them back when you refi...All mortgage companies charge late fees for payments, just like all credit card compaines do...Why do you think you deserve to get your money back when it was money you were supposed to pay in the first place? Just because you miss a payment on your mortgage does not mean you dont owe it anymore.
