I wanted to buy some land down south in Mississippi, something that can be financed over time by the owner,without the hassle of a real estate agent. So I did a Google search and Cheaplands.com came up. And the land that they supposely offer seemed to be cheap but the information on their website was lacking. They required you to email them if you were interested. So I did. Long story short, I had to ask for everything that should have been a given to start. Such as the land's parcel number and PPIN number , their registered agent information from the Secretary of State to do business in the state that they state they have properties in. The property description did not match what the county had as far as the lots and adj tract numbers. They claimed to be doing business in Florida but have it registered in Delaware and the CEO (Erin Herm) is in Arkansas??? They also claimed that they can do business in Mississippi but there was  no proof given of that.  When the CEO of this company sent me a Quitclaim Deed it was written in Microsoft Word, with no signature and no notary or state seal!!! (BigRedFlag) And when reading the Quitclaim Deed they stated again being in Florida but at the end of the document it claims to be a State of Arkansas document???(MajorRedFlag) And when it came to them sending me the sales agreement form the CEO voided it out stating that there was a mix up , the title was in the CEO's wife's name that they deeded them back to the company name Cheap LAnds Inc and stated that one of their partners never scanned any deeds, he stated that he had the deed "format"?? but wasn't sure whose name was  on it?? I asked for a previous copy of the deed? He never responded..When I started asking the tough questions he didn't have a response, the only thing he sent me to was the sunbiz.org website showing that they are a business out of Florida and two other holding companies??

I'm so glad I dodged a bullet with these guys, they offered 6month, 11 month & 23 month terms with 5-10% increase for payments over 11 months and if you were to use a credit or debit card an additional 2% would be added on top of that. When I contacted the county's tax assessor and recorder of deeds nowhere on that site listed him, or his wife nor partner as a previous owner, it stated that the State of Mississippi is in possession of that land. Look people please, please, please do your research on these guys before giving them your money...I tried doing a BBB search on them, and no information was available besides a similar company with the same name from Colorado?? Sounds fishy to me...

 Again never really addressed the real concerns. #1 name on deed #2 providing a previous copy of the deed #3 authentic quit claim deed with seal & signature #4 registered agent for the state of MS. Believe me or not follow their own advice and do your due diligence before purchase.

I will be not making any more online responses.

It's clear to see that you are not credible for several reasons:

1. You admitted, "I never made claim to have lost any money."

2. You misspelled my name, and it was written within the email. 

3. You are inferring that businesses with a PO Box are not credible.

There are thousands of companies and government agencies that

conduct business by way of PO Boxes.

4. You stated. "CEO stated the company is in Florida and that its

registered in Delaware."

Here are the facts in response to #4 from above.

You did not comprehend my statement mentioned before which I stated was,

"Most banks in the USA are incorporated in the state of Delaware, but could be

located in another state." I never stated or inferred that my company

is a bank. I am simply stating the well-known fact that there is nothing

strange with one company being incorporated in one state and doing

business in another state?

No one will believe any response that you state further.

 I never made claim to have lost any money. My complaint against this company if I was not clear enough the 1st time was that there were fraudulent claims that Cheaplands.com have property under their name to sell for a reasonable cost. Also to make clear the Quit Claim deed was written poorly and did not contain any state seal nor signature and stated that the owner was a Kimberly Annie Caisse not the company name or LLC the.

CEO stated the company is in Florida and that its registered in Delaware then why on earth was the Quit. Claim deed had the State Of Arkansas written on it???..Also you can not occupy land even under business using a P.O box it has to be a physical address.And I did contact the State of Mississippi for that county Recorder of Deeds office for the most up to date information.

Since Cheaplands.com company stated that we the customers are to do our own due diligence before purchasing. And I did exactly that. And things were not adding up.Face it your company is busted!! & I am exposing it for what it is so no one gets their money stolen that probably doesn't know the land buying process and what to check for.

Response from the owner:

#1 The person filing this never physically lost one dollar ($1.00) so they did not get scammed.

If they said they got scammed, it will not hold up legally since they did not lose any money.

Reread the article. How much money did they lose? Zero.

#2 I, the owner, am not married. This person referred to someone as my "wife."

#3 They spelled my name wrong as my name is not Erin.

#4 Someone can live in one state and have comanies filed in other states.

Most banks in the USA are incorporated in the state of Delaware, but

could be located in another state.

#5 This person contacted the county and the county records are old

for almost every single county in the state of Mississippi.
