REAL ESTATE AGENTS BEWARE OF CONDO.com!

This company got me good and I truly warn anyone looking to do business with Condo.com and Richard Swerdlow. I was contacted by his sales team and promised many things, none of which were true. I spent many days of my time and over $10K buying leads from Condo.com and none of the leads entered into a transaction. Every lead we recieved was either fake or had been SO OVERSOLD, that they were completely frustrated by the 10-20 calls they got after filling out a form on Condo.com. I even got the CEO, Rochard Swerdlow as a lead. Ill attached a screen shot.

My first issue with Condo.com started with the promise of unique leads which I was lead to believe were exclusive. There is a big difference. Their idea of unique means they send you a different lead everytime they request info. The difference between unique leads and exclusive leads is that Richard sells these leads to both mortgage brokers and real estate agents resultings in numerous calls to the consumer that leave them in complete frusration. Basically, you call them and they say, leave me alone, I just got 10 phone calls.  Its not a fun experience if you are an agent. My agents would have had better luck randomly dialing a phone book.

The next problem was the quality of the leads. I was fed emails like [email protected] and also sent emails from people at condo.com. The support staff told me I was supposed to notify them when I got bad info. This would be ok if it was 1 or 2 leads, but this happened over and over again.

Just to give you an idea of your lead quality, I grabbed a few sample leads to display. Out of the last 59 Leads on the Miami site, 10% of them have grossly incorrect info. Passing these off as leads when the emails are invalid or the name is from your company is not good business practice. I thought I was buying leads, not buying garbage that I have to sift through. Getting these leads is frustrating and provides for a bad customer experience. Rich, why dont you email (((Redacted))) and see how that works out for you? I heard he is in the market to buy some leads.

#3 I originally signed a contract with condo.com and was told by Kevin that their site had 2.5-3 Million Visitors per month. I have researched this and found this to be a false statement which misled me in my decision to purchase services from  condo.com. I provided a screen shot of Condo.com estimated traffic and at the time, their traffic was about 334,000 Visitors per month.

Traffic Estimate (Condo.com - 334,000/Mo) - http://www.trafficestimate.com/condo.com

I also ran some more estimates on your other sites, which I had not asked about, but to give them the benefit of the doubt, I came up with the following

Traffic Estimate (Property.com - 125,000/Mo) - http://www.trafficestimate.com/property.com
Traffic Estimate (Houses.com - 99,000/Mo) - http://www.trafficestimate.com/houses.com
Traffic Estimate (Location.com - 80,000/Mo) - http://www.trafficestimate.com/houses.com

All together, this is about 638,000 visitors per month, a long way from the answer I received in writing by email for 2.5-3 Million Visitors per month.

All of these items were frustrating and I gave them the opportunity to learn how to make things better and they becamse assholes. How about this.........In My email to Richard,

You should verify the emails using a PHP script like this one. http://codecanyon.net/item/email-verify-validate-email-addresses/5003431

It can be done in real time so it does not slow down your lead process. Your clients should not be responsible for this task. Actually, what it did for us is slowed down our company. We receive a bad lead, we enter it into our lead system, and then our lead manager tells us its a bad email. Why should I have to go through all of this when a simple script installed on your servers could have simply verified the email? Why don't you run this script against your database and see how many bad emails you have in your database and then maybe you will realize the magnitude of your problem. Everyone one of those leads was assigned and a client charged $10. In addition, your clients had to review the email and make an attempt to contact the lead or enter it into their lead system. All, a waste of time. So, if you have 50,000 leads in your system with bad emails, that is $500,000 in bad leads sent to clients and countless hours of wasted tim. Do you think the FCC would have a problem with this? It honestly come across as your company putting the $10 income from the lead in front of the clients best interest. I highly recommend you run a test on your Database and realize the extent of your problem because I think it needs to be addressed. I think many people would feel your are taking advantage of the agents in the interest of company earnings which is not something that will sit well with anyone.

I would also like to think that between these 2 guys you would know how to verify an email before distributing a bogus lead.

Well, to top off this wonderful experience, I was told they would terminate my account and provide me with a refund. Well, they terminated the account and 6 montsh later, I get a call from a collection agency asking for $4,000 today. Haha, you guys are out of your freaking minds! Seriously, if you want to deal with the most ridiculous company, please contact Condo.com and use Richard Swerdlow's service. I have his emails apologizing for my experience and offering me a refund and now he sends my account to a collection company.

If you are a real estate agent, DO NOT DO BUSINESS WITH THESE GUYS. You will end up upset and completely dissappointed. Spend your money elsewhere.

Rebuttal to negative claim against Condo.com and senior team

#2REBUTTAL Owner of company

Fri, March 11, 2016

The agent that made these preposterous claims against our company and senior team is a pathological liar that has been duping clients in the real estate and mortgage business for many years.

He has made these types of filings part of his business practice. He was provided national advertising exposure and provided hundreds of leads. The examples posted are sample test leads provided while the Company set-up and tested his acocunt.

After many months of service the agent demanded a full refund or else he was going to disparage the Company and senior team through Ripoff Report.  We were not going to be blackmailed, refused to refund his money, fought his claims and sent his account to collection for amounts owed.

It is amazing that anyone can file a report here without the requirement of proof.  The only way to have the listing removed from Google is to file a lawsuit and spend significant time and money in court.

This is the only rebuttal we will provide and am available to discuss the matter with anyone interested.
