Essex Promenade Apartments in Marina City Club are routinely victimizing tenants, with tyrannical landlord practices. Two thirds of the tenants are elderly. Despite major demolition for past three years that has disrupted the lives of tenants, Essex continues to increase rents on elderly tenants disproportionately, so they can replace them with younger tenants in Silicon Beach.
Essex is forcing tenants (including elderly tenants) to live in units which have leaks, mold, demolition inside the units, and construction noise all around. SEE PHOTOS - see one of the many construction workers who were doing demolition inside our unit for five weeks. The breach of implied warranty of habilitability has been violated inside and outside the units. There have been over 50 construction projects in the past five years.
This past fall, Essex Promenade Apartments in Marina Del Rey failed to let tenants know about West-Nile Virus after learning one tenant had been hospitalized with West Nile Virus after being bitten by a mosquito on the premises (even though they knew that failure to warn tenants could lead to death of another elderly tenant bitten by an infected mosquito).
If tenants express reasonable concern about intrusive contstruction, mold or unlivable conditions, they are retaliated against with rent increases or by Essex refusing to extend their lease (forcing tenants who pay rent on time to move out--as a means of retaliations).
