this company contacted me when i responded to an internet search for mortgage loans for pple with not so good credit.
talked to them several times, Steve, was my initial contact. once steve convinced me that the 2 negative reports i had read were false and they were in the process of having them removed (lol), i agreed to their program.

got the contract in the mail after giving them the initial 99.00 start up fee... and another 100.00 fee would come out of my account in 2 weeks.  lets not forget to mention the GUARANTEED refund if i decided to opt out. read it, didn't like all the "type-o's", silly, i know, felt like a mortgage company would at least have spell check. decided to cancel. sent in the cancellation form, certified mail, before the deadline, still have the receipt.

waited for about 15 days, no refund in my account. called to see what the hold up was. there's NOT going to be one, i'm told by none other than the CEO Adam Silk. i'm told by Mr. Silk, that because i did NOT answer the phone calls to me by my "account counselor" i would not be getting my refund. my question to my attorney (yes, i have one) was this,  how can a business charge you for not answering phone calls?

and, how can they charge you without a signed contract? all of which will be answered by Mr. Adam Silk... CEO of Franklin Financial Group. when i talked with Mr. Silk, he said, this business is based on "FAITH", we trust that you will uphold your end of the contract (what contract, you have no contract), therefore, by you, not answering our phone calls, and not sending in the paperwork needed to help you, we're keeping your money.

at this point of the conversation...i was laughing almost hysterically. he has people, i have people, and no one will be a winner here. its a scam, plain and simple... if i had answered the phone calls, it would have been something else that i didnt do in this "FAITH" based contract (oh, that they don't have).

they have my 300.00 (yes, another charge came out the following week after the 2nd payment for the start up fees). i'll end up paying that to the attorney...i would pay double that to keep Mr. Adam Silk, CEO from having it.

My name is Adam Silk and I'm a Realtor who used to get real estate leads from this company. I had nothing to do with them beyond that. No position with the company. Definitely not a CEO. Please look it up on Sunbiz. No affiliation whatsoever. I severed any kind of ties with this place when I found that basically what you're describing was the usual. From what I understand, there were about a dozen different people saying they could help people find houses (which is actually illegal), at times saying they were me.

Please google me and you'll see that I'm a respected and highly ranked Realtor and would certainly not have anything to do with this kind of thing had I known (5 star Zillow agent, Top 1% of Trulia agents nationwide, 100% positive reviews just about anywhere you can find me).

The last number I had for the owner is now disconnected. Who knows? I really wish I knew what to tell you. Feel free to call me directly 904-624-9730.
